PropertiesRe: My Problem With Instalmental Payment For Land. Why I Will Never Endorse It by arsenally: 10:15pm On Feb 09, 2010
lawyer:
I have seen the harzards of Part Payment for Property Issues so many times that i am compelled to warn people about it. Its not by force to buy that land if you dont have the money. Wait for God's Chosen time and you will even get something better than for you to rush and throw your life savings on a land as part payment and the Omonile parts with it.

Do not be mistaken, Omoniles are very very very dangerous and dubious People and it takes a wise head, Good counsel and wisdom from God for you to scale through these people. They dont mean you well and they are only after your money. Dont give them the small opening they crave to wipe you clean
. Do your due diligence, save your money till you have it complete and pay for it at once. Collect your documents and be glad of your achievements.

P:S: My advice doesnt extend to Mortgage Issues or part payment for Existing Property because it has a structured channel and mode of paying instalmentally and because it deals with large sums, there are always provisions for refunds and back up collaterals. I am merely talking about all these cheap properties ranging from N250,000 to N5Million.
@Lawyer:

Thanks for the great advice.

A few things:

1. What exactly are back up collaterals?

2. Besides waiting "for God's Chosen time", what other precautions can one take to avoid being wiped clean by the omo-oniles?

@shehu50

Thanks for alerting us.

However, let's hope you've learnt a few lessons from the encounter:

1. Pastor Dr Paul Ruby Borngreat? WTF! That name alone should have set off so many warning bells

2. In the name of the lord? Come on, it takes a great deal of irresponsibility to abdicate your reasoning faculties once someone tells you that "God" sent him.

Interesting, it seems that any group from scam-artists (wash-wash genre) to terrorists all want to get their hands on Red Mercury. My grandma had 2 singer sewing machines and now i hear that Singer sewing machines have Red Mercury, were the makers trying to blow up poor countries or kill of illegal immigrants in sweat-shops grin grin I am utterly amazed at what people will believe in without even chancing a re-think grin
Thinking seems to be an abomination over here in Africa; witness the upsurge in religious faiths, each spouting brain-deadening dogmas.

But I digress, Even though the Wikipedia article clearly describes the said substance as MYTHICAL, someone still has the guts to come here and tell us how he sold "one crate of old mineral bottles"

I did appreciate those you have read my post and have taken decision in thier life.
please, somepeople are still asking me that they have =N=2mill that they dont know the business they will put the mony into.
my questions is, how did you get such amount of money,
is it via biz or what,
my advice to such people is to create time say one week visit one big market depending on your location and take a good study of the market and see
the trend of sellers and buyers from there iam sure u will convince your self on what to do with such money.
if u are not sure go and fix the money at least 13% per capital per tenure.
I have a story to share here, a friend that visited me the other day, he was so happy to inform me that he has started trainging on forex trading and was trying to convince me that the biz is what is booming now. I ask him one simple question, that the people that are training you, what kind of car do they ride, are they leaving in their own house or rented apartment, what kind of cloth do they were, are they too realy into the forex trading . or they the healer trying to heal others but they cant heal themselves. my friend could not answer those questions . he left my house quietly and I saw fraustration in him. I call him later and he told me that iam absoluetly right. that i saved him , he told me that a friend of his that they both started the biz together has got his hand burnt seriously on the trading. so my good fellow nigerians , our prayer is that one day nigeria will produce a good leader,
@24Volts

Thanks for the advice. Just brush up the English a little bit; it sort of distracts one from your great words of wisdom

BusinessRe: Investors & Builders Buy A Block Industry Which Is For Sale In Abuja by arsenally: 10:44am On Feb 05, 2010
jking001:
Thank for your reply

The business is for sale because we have seen a better investment we which to do and due to the large running cost we have decided to sell.so therefore its an outright sale,the 650k is for procurement of machinery or the business from us and the 250k is for an a sample test of the running cost for the buyer why i did this was because i felt i needed to give some insight to those who do not know anything about the business so it's optional.

Am selling an existing business

The land is owned by the federal governmet most or all block industry in Abuja is located along the road side and no body task them because they are contributing to the development of Abuja as the fastest man made growing city in the world,so therefore no one owns the land.

The client is part of our company that's MC COY MULTILATERAL INVESTMENT LIMITED registered in Abuja josh block industry is just a part of our company so that's why i refer ed the parent company as our client .

I am in charge of the sale of the block industry as a principal partner in MC COY MULTILATERAL INVESTMENT LIMITED and a sole administrator to the block industry so i play the seller in this transaction you can reach me on my glo number on the post.

Thanks for your understanding and i hope to here from you soon.

Best Regards
Jaja
for MC COY MULTILATERAL INVESTMENT LIMITED
@jking001

Your advert gets more suspicious by the minute.

Because you are "contributing to the development of Abuja" is not the reason why "no one owns the land".

You said your reason for selling is "due to the large running cost". As scary as that sounds, I'll still suggest that you are not telling us the whole truth.

My guess is that the Federal Government (the owners of the land) is about to hound you out of that place and you are just looking for a sucker to fleece.

A friend highly recommended this site to me for valuable business leads; frankly I'm disappointed to meet this sort of bullcrap first thing in the day.

Can the moderator kindly suggest useful threads where I can get honest sellers of their businesses?

OWN A PART TIME BUSINESS WITH 900000K AND GET A MINIMUM RETURN ON INVESTMET OF 180.000 because with 250k my super mixture of stone dust loca dust and bwari sharp sand can compete with any strong block any day or time i can give you about 4300 blocks after block loss and the current price of a 9inches block is 150 and 6inches 130 when you do your + AND - the 9inches block when sold can give you 645,000 and 6inches would give you 559,000.you can use your own idea all what is written in this proposal are not madatory we are only suggesting .

Our client consult for block industry and we currently have a block industry for sale in the Gwarinpa axis close to galadima in abuja you can buy this business and start selling because of the on going building construction by saraha estate developers at new kafe gwarinpa and the F.H.A or select from one of these new sites springing up in abuja the biz is lucrative invest 650k on machinery and just 250k for material needed to produce 4300k concrete block and start selling you only need to employ one person in this biz with a monthly salary of 9k.

need more insight? email otijaja08@hotmail.com,or call 07035652891 or 07051505232
@jking001

Thanks for you post.

Please clarify a few things to help get things rolling.

1. Is this an outright sale or asking for an investment in the business? Why the "invest 650k on machinery and just 250k for material"?

2. If it is a sale, what exactly are you selling? Your stone dust? Your bwari sharp sand?

3. How does one meet the owners of the land where the factory is situated?

4. Who is the client you referred to and what part does he/she have to play in this transaction?

Expecting your response.

My friend please I advice you really be careful with this venture. I have carefully studied almost all the comments on this issue you raised and the only comment in my opinion that MAKES sense is that on Real Estate. You stand to gain more at lesser risk. Even this you have to go through a licensed,experienced and renowned agency.
Don't let people use you or your hard earned money to fulfil their own purpose. Best of luck.
Let's tell ourselves the truth for God's sake: what kind of real estate business can someone do in Nigeria with just N3million?
