Preferably a raised bungalow (master bed , lounge and reading area upstairs )

Hello All ,
I need ur advise . My  builder r gave me am estimate of 260bags of cement as the qty of cement  bags required to plaster and render a 5bedroom duplex and 2 room BQ . Also , he is charging 480k as labor cost .

Please, advise ideal bags of cement required and the going labor rate , in a location such sangotedo in lagos.
