Bro, sit down with your Architect, explain what you need to him and let him put it together in the best possible way.

Also, before you made up your mind to build..I want to assume you have been to people's buildings, different designs and concepts and I equally want to believe that some of these, in addition to individual taste/choice ought to shape your idea of what would generally be comfortable for you as an intending landlord.

Your building process is still in the planning stage and if you have a patient architect..you would be able to have the plan modified several times before you make a final choice.

Me personally, I know individual choices differ, especially as it appears this plan you uploaded here looks to have been obtained online. Get an architect/engineer to give you something workable and suitable to the site/surroundings.

But generally speaking, there’s a lot of waste spaces. Especially at the lobbies. This is too big for a 3-bedroom apartment which houses a maximum of 6 people. The masters bedroom lobby will also be dark. These wasted spaces can be shrinked without changing much of the plan itself.

From your design, a door could link the dining with the kitchen. It’s too long a journey to carry food from the kitchen to that dining. The dining will not be well lighted and ventilated because the recess is too deep.

There’s no exit in the kitchen. The exit should open to the terrace. I always prefer to have my store close to the exit so I don’t have to carry foodstuff round the whole kitchen first. That terrace sits too deep for my liking. It’s obvious standard sizes were not used during the sketch.

Generally not a bad design and will make a nice façade but it can be much better. Next time, show the plan in relation to the site as it is easy then to know if such plan fit basic town planning requirements, thermal comfort and general sustainability.

a new door by the left hand side while the second door is removed. from there u can have a door at the right hand side to access the dinning

If the terrace becomes the store and the store becomes the terrace, how would we access the kitchen then? Through the store?

wasted spaces...lobby too big, the room and parlor self contain terrace too large. the terrace near the kitchen can be converted to store while the store becomes the kitchen entrance.
the terrace for the room and parlor can be added to the room to make it bigger and d entrance to the the side coz the large terrace is already competing with the entrance of the main building
