Selling a Property in Nigeria? Don't Advertise Until You Have Prepared These 7 Things! Good day, everyone. If you own a house, apartment or land that you intend to sell, there are certain things you should put in order before advertising the property. Many sellers concentrate on finding a buyer, but overlook the preparations that can make a transaction smoother. A buyer may be interested in your property and even have the money available, but if important documents are missing, the asking price is unrealistic or the seller cannot properly establish their authority to sell, the transaction may become unnecessarily difficult. Whether you are selling in Lagos, Abuja, Ibadan or another part of Nigeria, here are seven important things to prepare. 1. Establish your ownership and authority to sell Before advertising a property, establish that you have the legal right to sell it. If the property belongs to you personally, gather the relevant ownership documents. If it is family property, inherited property or property held by an estate, the necessary authority and consent of the people legally entitled to participate in the transaction must be established. Do not assume that being a family member or having possession of a property automatically gives you the authority to sell it. Where ownership or authority is complicated, consult a qualified property lawyer before advertising. 2. Put your title documents in order A serious buyer will want to understand the property's ownership history and the documents supporting the seller's interest. Depending on the property and its history, relevant documents may include: Certificate of Occupancy (C of O). Registered Deed of Assignment. Governor's Consent, where applicable. Survey plan. Previous conveyance or title documents. Probate or letters of administration, where relevant to inherited property. Not every property will have the same documents, and the presence of one document does not automatically establish that the title is valid. Have a property lawyer check the documents and verify the relevant records with the appropriate authorities. 3. Confirm the survey details and property boundaries For land and properties with land attached, make sure the survey details are available and consistent with the property being offered. Confirm the location, dimensions, boundaries and any relevant access arrangements. For example, a seller advertising a plot as a particular size should be able to provide reliable information supporting that description. Where necessary, engage a registered surveyor to clarify measurements, boundaries or discrepancies. This is especially important where neighbouring properties, family boundaries or access roads may be disputed. 4. Know the actual condition and details of your property Prepare accurate information about what you are selling. For a house or apartment, this may include: Number of bedrooms and bathrooms. Property size and layout. Type of finishing. Parking arrangements. Electricity and water arrangements. Security and available facilities. Occupancy status. Existing repairs or defects. Do not exaggerate the property's condition or advertise facilities that are not available. If there are outstanding repairs, disclose them appropriately rather than allowing a buyer to discover everything after making an offer. Honest property information helps establish trust. 5. Set a realistic asking price One common mistake sellers make is choosing a price based only on what a neighbour or another seller is asking. An advertised price is not necessarily the price at which a property eventually sells. Compare properties with similar characteristics in the same neighbourhood. Consider the property's: Exact location. Land or building size. Title status. Age and condition. Accessibility. Facilities and infrastructure. Current demand. For example, a property in Lekki should not be valued solely by comparing it with another property somewhere else in Lagos. Even within the same area, properties can differ significantly. If the property is substantial in value, consider obtaining an independent valuation from a qualified professional. 6. Identify outstanding obligations or possible disputes Before accepting an offer, establish whether the property has any issues that could affect the transaction. These may include: Existing mortgages or other encumbrances. Ownership disputes. Government acquisition or planning restrictions. Outstanding service charges or agreed property obligations. Existing tenancy agreements. Unresolved family or estate matters. A seller should not conceal material information from a prospective buyer. Where a property is occupied by tenants, explain the existing tenancy arrangement and establish how vacant possession, if required, will be handled. 7. Prepare a proper marketing and transaction process Once the documentation and property information are ready, prepare how you intend to market and sell the property. Use clear, recent photographs and accurate descriptions. Arrange property inspections professionally, keep records of serious enquiries and make sure anyone representing you has clear authority. Do not casually distribute original title documents to strangers. Provide appropriate copies for preliminary review and arrange proper verification through the relevant professionals. When a buyer makes an offer, document the agreed terms and use a qualified lawyer to prepare or review the sale agreement. Make sure payments go through properly verified channels, and issue appropriate receipts and transaction records. A final word to property owners Selling property is a major financial decision. Preparation can help reduce unnecessary delays, misunderstandings and disputes. A property owner who has accurate information, organised documentation and a realistic asking price is generally better prepared to deal with serious prospective buyers. Do not wait until a buyer appears before starting to organise your documents. Prepare first. Price wisely. Market honestly. Complete the transaction professionally. Let's discuss If you wanted to sell a property today, which of these would you consider the biggest challenge? A. Getting all the necessary title documents. B. Agreeing on a realistic selling price. C. Finding a serious buyer. D. Resolving family or ownership issues. E. Completing the transaction without unnecessary delays. Property owners, buyers and real estate professionals are welcome to share their experiences.

Good day, everyone. There is an important housing development to watch in Lagos. According to a report published by The Guardian on 28 October 2026, the Federal Ministry of Housing and Urban Development, in partnership with Harmony Gardens & Estate Development Limited, is scheduled to begin a 5,000-home housing project in Ibeju-Lekki, Lagos State, with a groundbreaking ceremony planned for Friday, 30 October 2026. The development is expected to be delivered over 24 months across Granville, The Parliament and Lekki Aviation Town. The report also mentions an advertised equity contribution of ₦5.5 million and mortgage financing of up to 90% of the property's value, subject to eligibility and the applicable conditions. This could be an important development for people looking for a route to homeownership. However, before applying for any housing scheme, there are questions every prospective buyer should ask. 1. What is the actual price of the house? Do not assume that an advertised equity contribution is the total cost of the property. Ask for the price of each available house type, the required initial contribution, the balance to be financed and any additional charges. Request a written breakdown showing the total amount you may eventually have to pay. 2. Who is eligible to apply? Find out whether eligibility depends on income, employment, National Housing Fund participation, residency, age or other criteria. Ask what documents are required and whether approval is automatic or subject to an assessment. Do not assume that everyone who can raise the initial contribution will qualify for a mortgage. 3. What are the actual mortgage terms? A low advertised interest rate can sound attractive, but you need to understand the full repayment arrangement. Ask whether the rate is fixed or variable, how the monthly repayment is calculated, whether fees or insurance apply and what happens if you miss a payment. Request a written repayment schedule before accepting an offer. For a long-term mortgage, even a small difference in the terms can affect the total amount repaid. 4. When will the house be ready? The reported delivery target is 24 months, but prospective buyers should understand how that target is reflected in the actual contract. Ask when construction is expected to begin, what milestones must be reached and what remedies apply if delivery is delayed. Find out whether your payments are linked to construction progress and what happens if the project cannot be completed as planned. A projected completion date should not be treated as an unconditional guarantee. 5. What documentation supports the development? Before committing funds, have an independent property lawyer verify the developer's legal authority to sell, the relevant land title and the project's planning and building approvals. Ask what title or ownership documentation you will receive after purchase and what steps remain before the transfer can be completed. A housing announcement, brochure or project signboard is not a substitute for legal verification. 6. Where exactly will the house be located? Ibeju-Lekki is a broad area. The exact location of a property matters. Ask for the specific site, access roads, available utilities, drainage arrangements and planned community facilities. Visit the site where possible and assess the commute to your workplace, school or business. Do not base your decision solely on claims that a neighbourhood will appreciate because of future infrastructure. 7. What happens if your financial circumstances change? A mortgage that seems affordable today may become difficult to maintain if your income falls or other expenses increase. Find out the consequences of default, the rules for early repayment, any penalties and whether a refund is possible if you withdraw before completion. Calculate the proposed repayment alongside your normal living expenses and keep a reasonable financial buffer. Avoid borrowing more than you can realistically repay. 8. Where should you obtain official information and make payments? Confirm the scheme's current terms directly with the relevant government housing authorities, the Federal Mortgage Bank of Nigeria and the authorised project representatives. Verify the official application process, approved payment destination and documentation before transferring money. Be cautious of anyone claiming they can guarantee allocation, mortgage approval or preferential access in exchange for an unofficial payment. Keep copies of applications, receipts, contracts and all written communications. My professional view Large-scale housing projects can create opportunities to expand access to homeownership. But the real value to a prospective buyer depends on affordability, location, construction quality, legal documentation and the actual mortgage conditions. A house is not affordable simply because the initial contribution is low. The buyer must also be able to manage the subsequent repayments and other ownership expenses. The most important thing is to understand the full financial commitment before signing an agreement. Let's discuss: If you were considering this housing scheme, which factor would matter most to you? A. The initial contribution required. B. The monthly mortgage repayment. C. The location and access to infrastructure. D. The developer's track record and confidence in the delivery timeline. E. The legal documents and security of ownership. Buyers, property professionals and anyone with experience using a housing or mortgage scheme are welcome to share their thoughts. Before You Buy Land in Nigeria, Ask These 7 Questions Many people dream of owning land in Nigeria, but buying land without proper checks can turn that dream into a serious financial problem. Before paying for any land, here are seven important questions every prospective buyer should ask. 1. Who is the genuine owner of the land? Do not rely solely on what the seller tells you. Verify the seller’s identity and authority to sell the property. 2. What documents are available? Ask to inspect the relevant title documents, survey plan, and other records applicable to the property. The documents you need will depend on the land and its ownership history. 3. Has the land been properly surveyed? Engage a qualified surveyor to help confirm the land’s location, boundaries, and survey records. 4. Is the land under government acquisition or subject to restrictions? Check with the relevant land authorities before committing your money. 5. Is there a dispute involving the land? Make independent inquiries about ownership claims, family disputes, court cases, and competing sales. 6. Are there additional fees? Ask about legal fees, survey costs, registration, consent, development levies, and other applicable charges. 7. Can an independent property lawyer review the transaction? Have a qualified lawyer review the title and transaction documents before you pay or sign an agreement. Final advice Never let pressure from a seller or the fear of missing a good deal make you skip proper verification. A little patience before buying can save you years of trouble. What do you think? Have you ever witnessed a situation where someone bought land in Nigeria and later discovered a problem? Share your experience in the comments. Your story could help someone avoid a costly mistake.

SOLACE MALL ORCHID, LEKKI: WHY SMART BUSINESS OWNERS ARE PAYING ATTENTION TO THIS COMMERCIAL PROPERTY Would you wait until a commercial property is completed before considering it, or would you rather study the opportunity while construction is already underway? One important thing I’ve learned in real estate is that buying a property should never be based on hype alone. You need to understand the location, construction progress, payment structure, documentation, and—most importantly—the people behind the project. That’s why I visited Solace Mall Orchid, located along Orchid Road in the Lekki corridor, Lagos, to see the development progress firsthand and speak directly with the developer. 🏗️ Construction is underway, and piling work has commenced. This gives prospective buyers an opportunity to observe the project’s progress, ask questions, and assess whether the opportunity fits their business or property plans. Why consider Solace Mall Orchid? 📍 Location: Orchid Road, around the 2nd Toll Gate/opposite Eleganza, Lekki, Lagos. 💰 Advertised prices: * Ground floor: ₦3,000,000 per square metre * Other floors: ₦2,800,000 per square metre 💳 Advertised payment plan: 40% deposit, with a six-month interest-free payment option, subject to the developer’s current terms. 🏢 Advertised facilities include: ample parking, elevators, security, power supply, toilets, water supply, CCTV, fire safety provisions, and waste management. 📄 Stated title: Governor’s Consent. Always verify the title and relevant documents independently before making payment. Why does the developer matter? A commercial property is more than its price and location. You also need to understand who is responsible for delivering it. During my site visit, I spoke with the developer about Solace Mall Orchid’s construction timeline, accessibility, visibility, and plans for the project. The developer has indicated a 24-month timeline, while discussing the intention to complete earlier. Buyers should confirm the current construction schedule directly and review the purchase agreement. The developer’s previous projects can also provide useful context. Ask to inspect completed developments, check documentation, understand the delivery history, and get your questions answered before committing. My advice? Don’t buy simply because someone tells you to. Investigate, ask questions, inspect, and make an informed decision. 🎥 WATCH MY FULL SITE TOUR AND DEVELOPER INTERVIEW HERE: ▶️ YouTube: https://www.youtube.com/watch?v=2eVhJS8ha9g?si=js_uzSS6J70aYH8q Interested in the current price list, available unit sizes, payment terms, or arranging a site inspection? 📩 Send me a direct message or contact me below.
