Remember, when there is a will, there is a way. "A proverb says that 'The farmer who waits for the perfect weather will not plant any crop". The simple truth is that, building one's own house, like any goal or dream in life, requires dedication and commitment to seeing it through; especially when one is well aware of the benefits of executing such a goal on the long run. 5. YOU CANNOT AFFORD TO KEEP BEING A TENANT True Life Story: This writer once lived with an Uncle in the mid 90s whose landlord continuously increased tenants rents by 50% each year.It went from 24k to 36k to 48k. When the 60k bill for the next year came, Uncle F did not need any motivational speaker to tell him to move his family to his completed decked ground floor (of a storey building). While this kind of percentage increment in rent may not seem so common these days, we hope you know that your Landlord may decide to 'have need of your apartment' any time...be it for his cousin/son moving to Nigeria from Afghanistan or just because he doesn't like your wife's attitude. As popular comedian, Frank Donga tweeted some weeks ago, “I can’t believe that June has ended just like that..I suspected our Landlord..he want’s to collect another rent..”. Lol. Indeed, landlords are surely behind the time speed this year.Even we cannot believe it is Mid-July already and office space rent will soon be due. . Owning your own home cannot be over empahsized . 4. YOU CAN HAVE ANOTHER PROFESSIONAL ESTIMATE OF YOUR BUILDING COST One of the many reasons why people spend more than necessary in building their house is because they never review or seek at least a second professional view or estiamte of the Quotation,Bill of Quantities or Budget Estimate given to them by the building contractor/supervisor they employed. Of course, it is good not to compromise on materials/services quality and standards while executing one's home project, but we have realized that in most cases than none, wonders of cost saving await those who decide to have another well informed opinion of the quotes they have received for their building projects. If government and corporate bodies do receive bids and project estimates from as many contractors as possible prior to deciding who will handle their construction projects and how much it will cost, then there is no reason why you should just decide to release your deservedly earned money to just any person to build your home at their own overbloated estimate, just because they are your cousin's neighbour's brother's school son from primary school days. . You may even just employ the service of a professional builder or site engineer for construction supervision alone, while you use your finally decided budget estimate to procure the needed materials for each stage of work e.g foundation, walls, floors slabs, roofing, etc. 1 Like |

3. YOU DO NOT HAVE TO DO ALL THE 'EXCESSIVELY SOPHISTICATED EFFIZY YET' While we are not known to encourage people to build low quality, sub-standard shelters, we believe that the urgency of need and determination to accomplish a goal like owning one's home can force or ‘inspire’ one to one to prioritize the basics and fundamentals when it comes to building a private residence. In this light of this law of priority or as the economist will say ‘Order of preference’ and ‘alternative foregone’, those elements in your original building plan and estimate that you intended to use to “make your house design uniquely different and better than others, can wait for a while. Personal preferences and taste elements such as marble floor finishes, painted or tiling of fence walls, POP finishes, chandelier lightings, Air conditioners in every room, can wait till after you have handled the basics and when you have gathered more financial power to fulfill them. In some cases, people have been known to first build and move into the ground floor of storey buildings (as cited earlier) or even the Boy’s quarters behind the Main house projects till they work on the completion of their desired home size later on. Be assured you that no landlord or former co-tenant will be able to laugh at you for not being able to pay the next house rent while you are enjoying the comfort of your own new home (albeit yet unfinished to taste). No condition is permanent; as long you keep the bigger picture in view. 1 Like |

2. THERE IS NO ASSURANCE THAT 'SOME OTHER TIME' WILL BE MORE CONVENIENT The last time you felt like beginning your housing project, you said "I will wait till when I get a raise at work" or maybe what you even said was "When the Naira gains strength". (Even the Naira currently will laugh at you for saying that…except you are based in Europe or North America). Well, we believe you do not need to be bored about why they say procrastination is the thief of time, neither are we trying to sound like soothsayers that can predict how the economy will change in some months, but a simple advice and reminder from us will be that you begin today with what you have earmarked for this same building project. What is worth doing at all is indeed worth doing well and soonest too! |

1. YOU ALREADY SAVED FUNDS OR GOT LOAN FOR THE PURPOSE There have been true life stories of people who took loans from their workplaces or even banks to build houses or buy cars but they ended up diverting the funds to contribute half of it for the funeral of a great grand uncle or even to throw a party to celebrate their 3rd wedding anniversary (or even some other non-priority 'Owambe' show-off). I believe these analogies paint the picture better. While some urgent need like health challenges/medical operation bills (which we don’t pray for you) or children's school fees cannot wait, we are sure that you have heard of similar cases as the earlier mentioned scenarios of funds diversion. Building your own house is like every other serious business or vision that needs you to focus on the main reason why you initiated it; which is to have your own roof over your family’s head. Even if it is your foundation up to lintel that you can use your funds to do for now, you will be more motivated to see it through to completion. 1 Like |

It is no news to anyone that the current state of the Nigerian economy isn’t at its best of recent times. You have probably had cause to consider pausing or actually holding-on on your personal home construction project which you had initially planned to finish before the year ends.
