Properties › 7 Important Things To Check Before Buying Land In Lagos by CryptoArbNG(op): 10:51am On Aug 20
Buying land is a major financial decision. Whether you are buying for a home, investment or future development, it is important to do your due diligence before committing your money.

A good price and a promising location are not enough. Here are some important things every prospective buyer should consider:

1. CONFIRM WHO YOU ARE BUYING FROM
Find out who owns the property and who has the authority to sell or transfer the interest in the property.

If an agent, marketer or representative is involved, don't be afraid to ask who they are representing.

2. ASK FOR THE PROPERTY DOCUMENTS
Ask the seller to provide the documents relating to the property.

Depending on how the property was acquired and the nature of the transaction, documents may include a Deed of Assignment, Survey Plan, Allocation Letter, Land Receipt, Purchase Agreement, C of O and other relevant title documents.

But remember:

Seeing a document is not the same as verifying it.

The important question is whether the documents are genuine, relate to the particular property and support the seller's interest in the property.

3. VERIFY THE PROPERTY'S TITLE
Where necessary, conduct the appropriate searches and verification through the relevant authorities and with qualified professionals.

This can help you identify potential issues such as conflicting claims, acquisition, encumbrances or other restrictions affecting the property.

Don't rely solely on what you are told by the person marketing the property.

4. MAKE SURE THE DOCUMENTS MATCH THE LAND
The land you are shown should correspond with the property described in the relevant documents.

Pay attention to things such as the survey details, location, boundaries and other identifying information.

A professional surveyor can assist with confirming the exact parcel of land.

5. INSPECT THE PROPERTY PHYSICALLY
Don't make a land purchase based only on pictures, videos or WhatsApp messages.

Visit the actual property.

Look at the access road, surrounding development, drainage, neighbouring properties and general condition of the area.

Where possible, have the property inspected with an appropriate professional.

6. FIND OUT IF THERE ARE EXISTING CLAIMS OR RESTRICTIONS
Before buying, find out whether there are any known disputes, competing claims, government acquisition issues, planning restrictions or other matters that could affect the property.

This is another reason proper due diligence is important.

7. DON'T LET PRESSURE MAKE THE DECISION FOR YOU
Be cautious when you hear:

"Pay today or the price will increase."

"Another buyer is already waiting."

"Just trust me; there's no need to verify."

A genuine seller should understand that a serious buyer needs reasonable opportunity to conduct due diligence.

Take the necessary steps to satisfy yourself before making payment.

ONE OF THE BEST RULES FOR BUYING LAND

Don't just trust the person selling the property. Verify the property itself.

Even when you are dealing with someone you know or someone who was recommended to you, proper due diligence is still important.

If you are not familiar with property transactions, consider engaging a qualified property lawyer and licensed surveyor to help with the appropriate checks.

Spending a reasonable amount on due diligence before buying can save you from much greater problems later.

What other land-buying checks do you think every first-time buyer should know about?

Properties › Re: Don't Be The Next Land Scam Victim. Verify That Property To Avoid Being Duped by CryptoArbNG(m): 6:36am On Aug 12
This is a very important advice. Property verification should never be overlooked, no matter how attractive the price or location may seem. It’s better to spend money verifying a property upfront than to lose millions trying to resolve a problem later. Thanks for sharing this.
