The recent demolition carried out by Lagos State

Building Control Agency (LASBCA) at Amikanle, Alagbado in Lagos State, Nigeria has sparked alot of debates and controversies, however, the demolition would have been totally avoided if prior to the occupants' settlement on that land, the occupants carried out due diligence and make proper consultations to the Surveyors before buying or occupying the landed properties. These structures are built without observing the Powerlines setbacks which poses a very big risks to the health and safety of these said people and their properties.

According to the Nigerian Electricity Regulatory

Commission (NERC), all buildings and structures must have minimum setbacks from the powerlines which vary based on the powerlines voltage. NERC mandated that the minimum distances of any building from the powerlines should range from 6 meters for 11kV lines to 50 meters for 330kV lines as stated explicitly below.

Minimum setbacks for overhead Powerlines

11kV Line (Low Tension): 6 meters minimum

• 33kV Line (High Tension): 12 meters minimum

•132kV Line: 30 meters minimum 1330kV Line: 50 meters minimum

These setbacks are pertinent for safety, preventing electrical hazards, and avoiding legal issues and penalties such as demolition of illegal structures. It is important to note that Building directly under a power line is strictly forbidden.

One thing is therefore certain, the Government through her respective Land and Building ministries and agencies will surely enforce the laws no matter how long it takes.
