We can only give you paper estimate here based on your Floor Plan because we don't even have some of the information available to your Engineer like, Type of Foundation, height of Foundation wall to DPC, Soil Load Bearing Capacity, etc.


You need to trust your Engineer at this stage of your Work...

Your submission is valid.
However, I really wonder why some clients rush to come here without doing due deligence. That's completely wrong.

Did the client ask the engineer in charge the height of the foundation and why he chose such height. 1000 blocks is not too much in my opinion for a 4 Bedroom which contains all room em suite, kitchen and store, donning and sitting room, maybe laundry. It's not at all.

And again, in fact. Let me stop here. Some clients really need to do better. Running to Nairaland thread always without consulting who you have contacted on your job is a complete wrong move.

It's your right as a client to ask your engineer questions on anything you don't understand or need clarification, until his clarification is not convincing enough for you that's when you have the moral decadence to come here and it would be justified.

Reason why it's always good to use a QS for material schedule. Same client would run away from paying for a QS Services.

Listen, you can't always get everything you want the way you want it. Everyone in the building industry has a role to play, client and contactor respectively.

But Engrs here in Nigeria often complain about such designs and query their buildability and funvtionality.

I can build this design with 99% accuracy level.
For the fact we designed it. We can build it.

3,900/per sqm coz materials now are very expensive for the POP
