I built the twin two-bedroom flat apartment at a total cost of ₦22 million, including the land, which I originally bought for ₦750,000. Currently, land in that area is valued at around ₦5 million. The annual rental value is between ₦600,000 and ₦600,000 for both flats combined. The house is still brand new—no one has moved in yet. My proposed selling price for the property is ₦30 million. Great, I am in a similar situation but in my case I have not built a house but I have the money to buy land and build the house. But this is what I intend to do. Please take note this is not financial advice, this is my personal decision. If you can actually sell the property for 30 million I would advise you sell and buy another landed property for 5 million and then invest 5 million naira in Nigeria and US stock market.While you hold onto to 20 Million naira and invest that in either Treasury bills in Nigeria or Money Market funds for monthly cash flow, remember cash is king. Take note please, this is not financial advice. This is what I personally would do since i am also in a similar situation. Even if rent goes up to 500k per unit it would still take you 30 years to recover your initial capital not even factoring in repairs that would be coming up within those years. Now, even if you decide to sell the property by 20 or 30 years time. The value of the house would not matter ONLY THE VALUE OF THE LAND would matter in 20 to 30 years time. Cheers |

How I Registered My Tinted Glass Permit In Nigeria (2025 Guide) by Easyinfoguide(m): 4:37am Earlier this year, I started the process of registering my tinted glass permit the legal way — and to be honest, the process was not as straightforward as I expected. I had to do plenty of trial and error before finally figuring it out. So, I decided to share my full step-by-step experience here to help others who might be confused or just starting.
Here’s what worked for me:
Step 1 – Start with the Police website: Go to the official Nigeria Police digital portal. That’s where you begin your tinted permit registration. Fill in your bio-data and vehicle details carefully. Once submitted, you’ll get an application reference number.
Step 2 – Activate your dashboard: After application, you’ll receive an email or SMS to set up your dashboard on the system. That’s where you’ll upload all your required documents and monitor progress.
Step 3 – Prepare your documents: These are the documents I uploaded: – Proof of vehicle ownership (like your vehicle license) – Valid driver’s license – Passport photo – National Identification Number (NIN) – A valid reason for the tinted glass (this part matters)
If you select “medical reason” like I did, you’ll need a medical report. I had mine typed up by a private clinic, stamped and signed. Just make sure it looks legit and mentions light sensitivity or eye-related conditions.
Step 4 – Invoice & Payment: After document upload, the system generates an invoice. You must pay the fee through REMITA. Once paid, upload proof of payment back to the portal.
Step 5 – Capture appointment: Once your documents are reviewed, they’ll schedule you for physical biometric capture at the nearest police command. They’ll confirm your fingerprints, photo, and verify your reason for tinting.
Step 6 – Wait for final approval: After capture, your application goes through final vetting. If everything checks out, you’ll get a downloadable permit with a QR code for verification during police checks.
BONUS Tip: If your application is still “pending,” don’t panic. That’s normal. It means they’re reviewing your docs. But if it stays that way too long, you might need to follow up at the police station or call support.
Please note: Company-registered vehicles can also apply, but you’ll need to upload CAC documents instead of personal ID.
I hope this helps someone trying to go through the process. It’s way better to handle it the right way than deal with random police stops and heavy fines.
