Many landlords in Nigeria are losing money and court cases because their tenancy agreements are either verbal or copy-pasted from a WhatsApp group without the legally required clauses.
Here's what a valid Nigerian tenancy agreement MUST contain:

Full names and addresses of both parties
Exact property description (not just "house in Lekki"wink
Start and end dates — not just "1 year from now"
Rent amount, payment schedule, and accepted payment method
Caution fee amount and refund conditions — be specific
Who pays for what repairs
Notice period — Lagos State law requires minimum 6 months notice for yearly tenancies
Signatures of both parties with witnesses

The mistake most landlords make: they use a generic template that doesn't match their state law. A Lagos agreement is different from an Abuja or Rivers State agreement.
Also — if the tenancy is more than 3 years, it MUST be stamped or it may not be admissible in court.
