How One Man Almost Got Scammed Until He Found Us

You see this Lagos real estate ehn… it can either be your biggest win or your worst mistake.
Let me share a quick story that could save someone reading this:
So this man (let’s call him Mr. T) was ready to buy land. He’d been saving for over 4 years, and finally decided it was time to “secure the bag.”
He met some agents through a WhatsApp group who claimed to have a 3 bedroom duplex at a crazy good price in the Ibeju-Lekki axis.
They took him for inspection, showed him the land, gave him stories about how the documents were “processing” and that many buyers were
already on standby.
They pressured him to pay immediately.
₦15M. Upfront. No questions.
Mr. T almost sent the money, until one thing stopped him.
He remembered what someone told him:
“Any land without a verified title or clear documentation is a trap.”
That’s when he reached out to someone to help him double-check.

And guess what?
The so-called “distress land” was already flagged.
No proper title.
Already under dispute.

Buying a House in Lagos? Here's How to Avoid Flood Wahala

Flood is not your mate o. It can damage property and reduce your property value fast.
Before you rush to pay for that “sweet deal,” make sure the property is not in a flood-prone area.
Here are some practical tips:

1. Check the Flood Zone Before You Buy
No guesswork here. Ask the agent or developer if the land is in a low-lying or waterlogged area.
You can also check flood maps or simply talk to people already living in the neighborhood.

2. Go for Higher Ground
If the land is sitting in a valley, close to a canal, or near a river, na red flag be that.
Properties on elevated ground or with raised foundations are much safer.

3. Inspect the Drainage
Walk around the area after rainfall if you can.
No gutter? Blocked drains? Water standing for hours?
