Consider d load u will b adding to d structure. The question is, wat kind of foundation is carrying ur structure? 2. Even if its a raft, was it properly done??
The other concern shld b, won't d building become a barracks if u av 3 self contains on d pent floor..
For safety, 1family on d pent floor will b better Dan 3families.. Even if u give dem out to students, de will always av room mates n visitors..
Pent floors shld b solitary confines... De r landlords quarters.
So as u consider d benefits monetarily, u shld also consider health n safety of ur structure...

Please I need some advice from you.
I am building quite close to your site near LASU first gate and was thinking of adding a Pent house to my project.
The pent house will be a 3 bedroom flat but someone has advised me to consider using the Pent for 3 self-contained rooms to generate more rental income.
What do you think? will the 3 bedroom flat be more profitable than 3 self-contained rooms?

Kindly note d 3blocks on d beams. It increasing d head room hence improve / allows for better aeration. U can also observe d neat block setting which prevents waste of cement n mortal generally during plastering.
