Properties › Not Every Land That Appreciates Is A Good Investment by Evablessing(op): 3:48pm On Oct 05
One thing I've learnt from being around real estate is that price appreciation alone doesn't automatically make a property a good investment.

You can buy land for ₦1m and sell it for ₦3m later, but what made it appreciate?

Was it genuine development around the area?

Improved accessibility?

Commercial activity?

Population growth?

Infrastructure?

Or was it simply people buying because they heard “This place will soon develop”?

I've also seen properties in the same general location perform very differently.

So I'm curious:

What is the ONE thing you look at first before putting your money into land?

Location?
Title/documentation?
Accessibility?
Development?
Price?
Expected appreciation?

I'd love to hear from people who have actually bought land before.
Properties › Re: Epe Vs Ibeju Lekki: Where Land Will Appreciate More Before December 2026? by Evablessing: 3:22pm On Oct 02
I’ve actually seen figures where ₦800k went up to about ₦6m in 2 years around Epe.

However, I strongly believe and have learnt that with land, asking “Epe or Ibeju Lekki?” is only half the question.

Two plots can be in the same general location and perform very differently depending on the exact axis, accessibility, title/documentation, development around the land and, most importantly, what is actually driving demand there.

So I’d look at those factors before choosing either one purely because prices are rising.

I’d also love to see the specific locations behind those figures.
