3 REASONS WHY YOU MUST NOT BUY THAT LAND YET.


I will share three reasons why you must not buy that land yet,


REASON ONE.

Never pay for that land until you or any of your relatives(you trust) have inspected.
There are a lot of stories concerning people paying for a particular land without inspection and when they asked to see the place later, it ended sadly.

For those in diaspora, you can ask for a video or a virtual tour, or you can do a whatsapp call with the supposed consultant of the company on the day you have chosen for inspection, and ensure you ask all the necessary questions.
When you have inspected, you can now make a decision based on the information you have gathered.


REASON TWO.
Never pay for the land until you have seen and verified copies of its titled documents.
The title of a land could be Certificate of Occupancy, Approved Government Survey, Approved Excision, Governor's consent, Gazette, Deed of Assignment etc.
When you get a copy of the document of the land, kindly do a search from the Government agency in charge(like in Lagos, we have the land registry, Alausa Ikeja) to know the true owner of the land and to reveal if there is any encumbrance such as government acquisition, etc.
Also conduct a search of the survey at the office of the Surveyor-General through the coordinates given. This will help to confirm the registration and availability status of the land using the coordinates and the survey plan. This is essential to help know if the land is under government acquisition and whether the survey plan is genuine or not.


REASON THREE.
Lastly, Never buy the land until you have done a research on the company that owns it.
You can find out more about the company by doing a search with the Corporate Affairs Commission. This will help you ensure you are not paying money to the wrong owners of the estate land. This is fundamental and also critical. It will help you also ensure whether there is an encumbrance or peradventure charges in respect of the company's assets.
