What u should do next time is agree on a duration 1yr? 2yr? Then inside the agreement u state that 3/4months to the expiration of the agreed duration the tenant shall make known his INTENTION TO RENEW OR NOT,

Upon signal to renew the new rent shall be paid on/b4 1month after the expiration of the rent agreement failure to do so the landlord has the right to repossess his property.


That is why rents are expensive now sha cos landlords have started adding lawyers and agents to the mix.
I don't knw what u can do right now o, BUT i'm just telling u how to avoid a repeat...

Forget the law a solid rent agreement puts the landlord in control.

I advice go to court and resolve the matter fast. Also do it well and make sure you use this guys matter to teach the others. That is what we did, when we faced this particular problem. We used some scapegoats to teach the others how to behave and now, they are following without any instructions or arguments.

My neighbor dey owe my landlord 10 months and d man still dey shout for landlord to give him time.

Wait out d three months b4 taking any decision as dt will help build ur case against them. D minimum months it will take u to quit them is 6months.

Once u rent ur house it belongs to d occupant legally until u recover possession.

Some advice here are childish follow them at ur peril, self help will cause more damages

Your tenants are right and they know the law judging from thier request. Since you sold the property....you should have informed your tenants that the property has been sold.... And possibly introduce them to the new owner.... At this point if the owner doesn't want them staying there anymore... A quit notice is served.

If their remaining tenancy duration is more than 3months then u ask them not to renew.
If it's less than 3 months then u give a 3 months notice.

my friend, don't listen to any crap! Frist question: which state is ur property? Do not give any tenant 3 motnhs, they don't have the right to suggest that! Go the courthouse for redress and legal advice because I know the court will help you evict to tenants through legal means if you are fast. It will not take up to that time before the run. Sir, a tenant has a right when he financial backing to his claim and as long that his rents has expire; he/she is no longer your tenant until he/she renew his/her rents. Just like going to buy foodstuff in the market, when you pay, the trader revoke his right or claim to the particular item.

There are several ways to go about this.

First you need prayer, then you need a plan of action and surely God will help you get rid of them.


Type of House? location of house? will be very help. From your posting I guess you are not on ground, You will need professionals not your brother to manage your house. He can be the main contact.

Bros this is not a matter of prayer. My tenants house rent have expired instead of them to park out the told my brother to give them 3 months rent for free or he should give them Quit Notice. i saw all the comments here nobody have said what the tenants are doing is bad expect 2 persons. that showed that will live in unlawful country where people behave like an animal. i sold my lands to build that house. it's very painful to be watching some foolish tenants telling me to give them 3 free months for what. The will see the other side of me since there's no law in the country again.

Oga landlord u better take it easy. If you are in Lagos.. lol I am sorry for you. Lagos state tenancy law favours the tenants more than the landlords. 3 months is just around the corner. Easy does it

There is no such law that say "FREE" but if u ve to give them quit notice, its 6 month nd most time recovering ur rent for that duration is like asking MTN for free airtym..

I ve not said so but the truth is that u ve got mischievous tenants nd since its glaring to you, why not settle things amicable..
Some dude here will tell you throw their loads out, i swear the day u try such, u go no say some tenant pass landlord.

You happen to be landlord nd lawyer, else ur lawyer would ve done the right thing and they would even advise you. The truth of it is that if u give them quit notice they would still occupy that house for 3 month..

So why not reach an agreement with them..

Oga dont listen to negative advice or let your anger get the best of you, if not you may end up paying "rent" to your tenants. I am saying this from 'experience', its either you give them the three months grace(which is legal by the way) or hand over your property to a "reliable" lawyer or property manager.............

If you decide to quit them, they would still stay 6 month and u will also spend extra...
Yes the 6 month they spent, u can still get ur rent but if the tenants re people like me, ur name nah Joseph of Aramantia cous i will frustrate you..
