I have sat across from people who lost money buying land in Ibadan. Not careless people. Not uninformed people in the traditional sense. People who simply did not ask the right questions before they signed and paid. After years of active real estate practice in Ibadan — handling land acquisition, property sales, rentals, management, and valuation across Bodija, GRA, Oluyole, Jericho, New Bodija, Akobo, Ikolaba, Agodi GRA, and Iyaganku — I want to share three questions that would have protected most of the buyers I have seen make costly mistakes. If you are searching for land for sale in Ibadan, a diaspora Nigerian looking to buy land in Ibadan, or simply want to understand how land purchase in Ibadan works — read this carefully. QUESTION 1 — WHAT IS THIS LAND ACTUALLY FOR? This sounds obvious. It is not. Before you look at a single plot of land in Ibadan, you need to answer honestly — what is the purpose of this purchase? There are three legitimate purposes. LONG TERM INVESTMENT You are buying to hold. You are patient. You understand that land in the right corridors of Ibadan appreciates significantly over 3 to 10 years when the infrastructure trajectory is verified and confirmed. Areas like New Bodija, Jericho, Oluyole, and the new circular road corridor in Ibadan are showing strong long term signals right now. This strategy works — but only when you choose the right corridor and have independently verified evidence of development coming to that specific area. DEVELOPMENT You plan to build. Residential, commercial, or mixed use. This purpose requires a completely different checklist — zoning approval, road access, drainage, proximity to essential services, and community considerations all matter significantly before you commit to any Ibadan land purchase. QUICK FLIP — READ THIS CAREFULLY This is where I have seen the most damage done to buyers in the Ibadan land market. I have personally received briefs from buyers who purchased land in Ibadan under the promise of rapid appreciation — told by the selling company that the land would double in value within 12 to 24 months and that ready buyers would be available when they wanted to sell. When those buyers came back wanting to sell — nobody, not even the same company that sold to them, could produce a single genuine buyer. The exit was never real. The market was never verified. The promise was sales language dressed as investment advice. The lesson is this. If you are buying Ibadan land for quick flip, you must independently verify that a genuine resale market exists for that specific location before you pay. Not after. QUESTION 2 — WHAT TITLE DOCUMENT EXISTS ON THIS LAND? This cannot be overemphasised when buying land in Ibadan. Understanding the type of title on any Ibadan land before purchase is not optional. It is the single most important step in the entire transaction. Here is a plain breakdown of what each document means. CERTIFICATE OF OCCUPANCY — C of O The gold standard for land ownership in Nigeria. Issued by the Oyo State Governor and registered at the Oyo State Lands Registry. A genuine C of O on any Ibadan land gives you the strongest legal protection available. Always verify it at the Ministry of Lands independently before paying. GOVERNOR'S CONSENT Required when land changes hands. If the Ibadan land you are buying previously changed ownership and Governor's Consent was not obtained at that point — the chain of ownership has a legal gap that can create serious problems for you as the new buyer. Always request it and verify it was properly obtained. SURVEY PLAN Confirms the exact boundary and size of the land. Protects you from future encroachment disputes with neighbouring plots in Ibadan. Never accept a verbal description of land boundaries alone — always obtain and verify the registered survey plan. DEED OF ASSIGNMENT The legal document transferring ownership from seller to buyer. Must be stamped and registered at the Oyo State Lands Registry to carry full legal validity. An unregistered deed of assignment is a serious risk in any Ibadan land transaction. NO DOCUMENT Walk away immediately. No story, no family history explanation, no discounted price justifies buying undocumented land in Ibadan. The legal complications that follow are never worth whatever was saved upfront. Always run independent verification of any title document at the Oyo State Ministry of Lands and Housing before completing payment. Always be represented by a reputable real estate agency with your own legal team in any Ibadan land transaction. QUESTION 3 — WHAT IS YOUR EXIT STRATEGY? This is the question that separates serious investors from hopeful speculators. Before you buy any land in Ibadan — ask yourself these four questions. Who will buy this from me? At what price? In how many years? Through what channel? If you cannot answer all four clearly — you do not yet have enough information to make this purchase safely. Sophisticated land investors in Ibadan calculate the exit before they calculate the purchase price. They ask whether there is a proven resale market in that neighbourhood. They ask whether a future buyer can obtain a mortgage on that land. They ask whether the neighbourhood trajectory is clearly upward based on infrastructure data and development patterns.
