All these are very important. It helps you make better plan.

Before you go ahead with the edit and revisions, get the accurate measurement of the land or probably the survey.

The plan you have won’t fit a 20 x 21 plot of land. It’s a very big building.

Again the architect supposed to have point all that out to you.

The setback requirements for residential building is as follows:

3m on all sides
6m or 9m at the front depending on the estate.

I don’t know anything about Ilorin tho, maybe they take 3m at the front

Infact, most building in that estate is built without fence, most buildings are built on all the plot without any parking space. Some built 5 bedroom with bq on that same dimensions . The estate is secure with security, so most residents Park outside their building.

Can u share the site plan to start with why he came up with this concept in terms of shape that has wasted space.
*Probably u dont need a store right?
* Probably u gave him the impression that u will run on solar or inverter system- lobby is long n will definitely be dark as pointed out by @Next
*Are you a lover of long patio/terrace to have a long one that extends to the back of the dining?
* Those beveled walls, they ain't necessary there at all, why not have a straight wall.
*The master toilet n that of the room beside it needs to be rearranged without u mentioning jacuzzi self.

I'm not focusing on this plan because it obviously needs upgrade, I'm talking about situations where it's almost impossible to get natural light from Windows, like big hospitals and similar structures. for example in schools in the US, their lobbies are devoid of natural light, there make use of electricity to light up certain spaces 24/7. besides it's still natural light from the sun.

Please kindly state the upgrade

@Ibk2020 this is not a functional design.

Let me tell you the number one problem with this design.

I’m a concept designer and I know a rookie when I see one. The marked out area will always be dark anytime of the day and it’ll be stuffy as there are no windows for lighting/ventilation.

You can get a better design on 450sqm. Let’s not waste too much time on this ma/sir.

This won’t pass on my side. Let’s hear from other owner builders.

Please advise needed for this floor plan, I am planning building soon, so the architect sent me the floor plan.
I didn't asked him to include private lounge, so I will ask him to remove that, also please let me know if the room size and main living room size is standard enough. I want the master bedroom toilet to accommodate a jacuzzi.

German floor is a layman term.
Technical term is oversite concrete.
DPC - means damp proof course- it's at this course ,that damproof membrane(nylon ) is laid.

It doesn't work that way, you can't get a certificate of occupancy for your shop. You can talk to a lawyer

Yea I understand, I should want to have an idea so no lawyer will take advantage of me.

Please how realistic will it be even with proper lawyer documentation and papers, that there won't be future issues

I have been in this new single tenancy shop for the last 2 years, the shop is an extention of my landlord residents building. so recently my landlord approach me he needed some money to money to build a house in his home town before he died.
He offer to sell only my office space to me. I currently pay 200k per year for the shop rent, so he said if I can give him 4M, he will sell off the property to me (only my shop).
Pls I need advice on proper steps to take to avoid future problems with he's children. Thanks
