Reasons,

House: Tenants will take care of minor maintaince, major one will be once in a very long while,

secondly you won't have to buy anything regularly

Car : Maintaince, spare part, Fuel and sundry, even if you are using it for transport, unless you are one of those who take proper care of their cars

So my pick is HOUSE
