Like others have said, it depend on your design, taste and finishing. I am presently working on one, my brother is by his Grace considering the cost of things now. Things I can remember cos at a point I lost count on keeping record. 4 bedroom bungalow with two sitting rooms, all room ensuit and big kitchen.

Total sqm is 200.

Roofing using longspan .45mm , wood and labour including transport=980k

POP= 3500*200= 700k
Window casement and burglaries= 630k
Conduct and Wiring plus labour= 600k but wire was stolen so I will have to do the wiring again
Tiles plus labour= 1m
4500 blocks @ 170 = 765k
Laying of block= 247k
Plastering in and out= 320k
Casting of parapet ( cement,granite, iron rod, wood and labours) =580k

Garman floor= cannot remember how much

Total numbers of cement used for foundation, laying of blocks, plastering, cement for tiles. Not included cos I cannot remember again.

Toilet seats= 5 @ 65k= 325k
Doors for toilets with store = 6 @ 23k=138k
Internal room doors with kitchen = 6@30=180k
Wall screeding 300 Sam @ 300= 90k excluding materials
Exit doors 2 (3ft) @ 85k each and 4ft @120k =290k excluding installation

Also mechanical (plumbing work) forgotten amount spent

Soak away, facing security house. Cannot remember amount spent.



I and am still trying to finish.

I had a choice of two types of door to use from my Anteroom to the Livingroom, but I defaulted to the wooden type with glass around N65k (may be more now). Mine was 4ft door with tinted see thru but dark glasses.

The second type cost N130k because it's more like a security door, as long as you already have a good Turkey/Iron/Steel doors for the main entrance you will not need this... I used this door from my Dinning area to the inside bedrooms and to the staircase as another layer of security door.
This door is really good, the person inside will be able to see those that are outside, but the people outside will not be able to see the person inside. I bought this Made in Korea door from Ekwe18, it's heavy Steel with heavy glass. I didn't use this for the anteroom because of the cost and because I already used a heavy Turkey door on the Main entrance. But if you can afford this, it's good for another level of security.

Thank you boss. Lovely doors. I used turkey door as you mentioned earlier for the entrance.

I saw the second door at Ibadan and was given 110k just last week but I am thinking of wood like the first pics. Though the steel glass door make sense but having two security door from entrance to ante does not make sense for me. Can you pls send me the contact of the person that made the wooden door or you bought already made.

I will advise u not to ask for any estimate for your build. If u really want to build, do it gradually from foundation to completion. You might budget 2000000 and at the end of the day u spend less or more. The most important thing is for u to get your desired taste. U might get discouraged with various quotation from this forum. At each stage u can ask the professionals in the house and u will be guided.

This is why I hurried up to build a gateman house and affix a MaiGuard at my site.

I feel slightly better that the site has at least a live in look.
I will be through with the gate house this week, meanwhile, I decided to continue every other work, few weeks to my moving in, I will employ security and do the wiring and fittings. Honestly na small set back but I thank God for provisions.

I used China doors.

It has 3 hinges and it's in a private house not a school so minimal use. Not sure how the hinges won't last.

Unfortunately I did not price exterior doors.

My recommendation is to set apart a day and hit a few stores on your own without your builder.

I do know a brand called Virony was mentioned.
Bought the exterior doors at the following rate, though last year November from same place

4 ft turkish door @ 120k
3ft turkish door @ 85K]


the kitchen door 3ft was for 55k though this is china.
