1. Who is an Estate Agent? An Agent is a person acting on behalf of the principal to carry out a contractual functions on his behalf and this principal is liable in as much the functions are carried out according to the instruction(s) of the principal.
So an estate Agent is person or co operate body carrying out the business of real estate agent, acting on the instruction of his principal/Client to look for house to let, lease or buy on his behalf and manytime conclude the transaction. However, he may act as dual agent where he act for the landlord and the tenant.
Duties of an Agent to the Landlord.
1. He/she hold the brief of the principal.
2. He let, interview, review and sometime3
4. He takecare of the of the property in making the property to be tenable at all time.
5. As the need arise he pays bills like water, cleaning, electricity etc on behalf of the tenants sometimes he settle conflicts among the tenant.
6. He serve as a medium of passing to and fro of information.
7. He initiate ejection process of bad tenants or good tenant turned bad.
8. He serves as general caretaker.
Types of Estate Agent
In every profession, we have types just as we have it in Real Estate Agent.
