noticed the difference in prices of 3.5m & 1m for plots in Magboro. Also noticed the gate-house for Platinum Regal is bigger than that of Platinum Park. Noticed the pace of work in Platinum Regal is more advance with sand-filling on-going etc and NOT for Platinum Park.
These 2 estates seem to be walking distance to each other.

Thank you for the observations.

The two estates in view are:
Platinum Regal Estate, and Platinum Park Estate. Platinum Regal Estate is located behind The Punch Newspaper Head Office (The Punch Place), while Platinum Park Estate is located in Magboro. This shows a geographical difference in their location.

As per the price difference, Platinum Regal Estate started selling October 2010 @ =N=2.5 million per plot. The price later moved to =N=3.5 million per plot due to developments. The following link is a reference https://www.nairaland.com/nigeria/topic-567202.0.html

The variation in Gatehouses has not influenced the price difference;

Platinum Park Estate is already in its developed form, and one can start building on it as it is now. The only work on going is its Perimeter fence work and other minor work on its Gatehouse. Platinum Regal Estate is still in developmental stage, with infrastructural developments like sand filling still on-going;

Yes both Estates are not far from each other geographically. A barely 12 minutes drive is what seperates the two Estates.

Thank you for your observation. Yes,we have a company lawyer. He confirms that Power of Attorney is not indeed a document of title. However, it is a document that confirms our vested interest in the land. It also guarantees subscribers that the land have been alienated to us by the original owners with their consent.
