A friend just mentioned that the land you are trying to sell is part of the area that was flooded some months back, kindly confirm if this is true/or false(as the case maybe) and if possible provide evidence to refute this because I have interested friends and they need to know for sure if the land is not prone to flooding. Have a nice day.

Good day Mr Olumii,

The flood that took place late last year could be said to be a national disaster and all stakeholders involved had blamed the government for the manner it (those in charge) handled the release of the Dam water which caused the flood. Even the government never absolved itself as being the cause of the flood.

Now no one in Nigeria could have claimed not to have seen or heard about the flood issue of late last year (it was in the news  , even on CNN). Many residential and commercial areas in the Isheri North axis of Ogun State and some part of Lagos State were consequently affected by the flood you mentioned.

Nevertheless, the lesson learned from the damage caused by the flood is now an eye opener for estate developers in the whole of Isheri North Scheme.

Measures are now being put in place to handle any future re-occurrence of such issues and to take care of worst case scenarios.

On the part of Ambassage Propeties Limited, many measures are being taken which include but are not limited to:

1). Putting in place drainage systems (inside and outside the estate) that lead to the major drainage channel which will take water to the canal, and from the canal to the lagoon. (Ambassage Properties Limited is responsible for this);

2). The whole of the Platinum Regal Estate, both inside and outside is currently being sand-filled to an appreciable level. This calculation was done and adviced by a team of experts in conjuction with the Ambassage Properties Limited's Construction Department;

3). Clearing of the clogged major drainage which leads water to the canal, and to the lagoon. This was not done prior to the release of the Dam water by the Ogun State Government. (The Ogun State Government is responsible for this).

Another information of note is that the land area presently occupied by the Ambassage Platinum Regal Estate is above sea-level (about 90 meters above sea-level) as revealed by calculations. It is not an area that is prone to flood as you have asked.

Many prospective buyers have been visiting the place, and what they have seen so far in terms of developments, prospects, proximity, and the reality that the place is opening up very fast has been motivating them. One could go on and on to explain all these things, however "seeing" they say is "believing".
Since it is all about 'what you see is what you get', I will encourage you to visit the place and see for yourself. Nevertheless I appreciate your interest in our properties and the manner you raised the questions. Please feel free to ask more questions if there is any grey area.
