@All,, its good to be back,, there is an issue that have been bugging people I need to share which I think might be a topic on its own,,, it the multiple taxation on building plan approval and governor concent/ C of O, It have been observed that people pay tax when they want to apply for C of O or concent, they even pay tax for the omo onile they bought from i.e .(if omonile sold 100 plots of land and there is 4 signatory frm the family who sign the deed. That mean the buyer will pay for all the 4 signatory and every other buyer of the remaining 99 plots will do the same. The second is, after the concent the buyer submit for approval and when the file gets to LIRS ,, an addition tax is being added, The question is the initial payment made during concent for tax which i think is fixed at 60k and during approval the lirs just fixed figure.,egional planning law provisin does not require some application to get to the commissner to grant,, .Are they saying A District officer (DO) of level 14 officer who have spent offer 15 years in service can not grant approval until it goes thru the GM to PS and commissional for permission b4 it goes back to be signed by the DO,,lol, I need all ur contribution and and expirence on the cumbersome approval procedure, LIRS syndrome as it concern Building pan approval and governor concent, Cheers ![]() |

@ALL. it with concern that all those that have stake in the plots at lekki scheme I, should try take possession and tell family and friends who have plots there either home or aboard. And also those that are buying should be careful not to buy a revoked plot. All owners should also make sure they get building plan approval ,pay their ground rent up to date, and all other land charges owning to the plot to Lagos State government or its Agencies, GOOD LUCK ![]() |

@All, hey guys it been a while, i just got a little information to share with you all, All those that have properties on Govt scheme should try develop it because there are plans going on revocating those that have been left yet undeveloped due to speculators on land. Hi guy, the issue of mast installation have been the new trend since the inception of the global telecommunication syndrome in the country. a lot a companies have been puting up mast indiscriminately without any measure or regartds for the health of the masses. taking Lagos state as a typical example, all the major players in the telecomunication industries have thier MASTs in almost all the place in the city. players like MTN, ZAIN, GLO, STARCOMS, ZOOM, MULTILINKS and other service providers. This brought the questions 1. is there no law protecting the interest of the public? 2which agency is responsible for giving permits apart from NCC? 3.is there any form of zoning standards and set back from residential use? 4 what are the environmental effect of the emissions from the mast on the masses? 5is it the state or federal responsibility to regulate this industry? Other question could arise during the deliberation on this topic. all opinion and suggestion are required from all nairalanders. cheers ![]() |

hi, The plot of land is govt allocation, its like you are buying directly from the government. You collect a form for #5,500. then you fill and submit. Its that simple. if your application is approved you will be given an allocation letter to go and pay the govt. cost fee for the scheme. after you have meet the requirement, a C of O will be issued in your name. what i do is for guarantee allocation there is a PR cost attached, if you are intrested mail me or call me on 08083308588 or 017429269. cheers ![]() |

That quite a contribution 'the Law', I agree with you all the way, most people are pound foolish, someone building a house worth over tens of millions or buying land over millions of naira find it difficult to spend some few thousand of naira to perfects his document. There is a saying that 'give whats to Ceaser to Ceasar and whats to God to God'. Have had an experience with a client once that require me to process an Approval with C of O, when I gave him the brake down and what i had to do concerning land information and other findings. And i gave him my bill, he said its too much for just paper, he went ahead to build, now he is having problems cos the land sold to him s under acquisition and he has reached the 4th floor. he as asking for my help which if its posible will cost him over times 5 or more and if not he will loose his property. that is kobo wise naira foolish. Other peoples expirence and contribution needed. cheers |
