@All, hi guys, its been a while. its seem most people are finding it hard perfecting their land title, as well as the latest trend with the approval process, i.e no C of O or Governor's consent no building plan approval. Also, the stage that is, the operation 30-30,which is not visible, is it for the good to curb the prevalent building collapse or just a format used by the government to extort money from the people. What do you think is the way forward about: The prevalent collapse of building in Lagos state? The awareness of the people about development of buildings and what it entails? The role of the government in educating the public and their responsibility on making land available to those that needs them? The issues of 'omo onile' ,government land, aqusition, ratification, excision (excised land) and other confusing terms used to bamboos the people? Views, opinion, expirence and education/enlightenment is required from fellow nairalanders to educate one another. its good to be back. Cheers ![]() |
offin is a good place. but most of the area is agric, although people as start building. it may be free later, but some part are free. can you get the survey of a n area close to you for land information? which will tell if its agric or residential. cheers ![]() |
@ajileko, it is not allow in thaqt way, you must have completed the process and gotten a CofO or cosent before you can apply for approval. except whan it comes to government scheme, when you have gotten a letter of allocation first, all you need is a clerance letter from New Towns Development Authority-NTDA. then you use it for approva. @all, hi guys, It been a while. there new trends in physical planning in lagos that we need to the discus. Due to the resent collapse of building, the lagos state has made it amandatory that before any approval the property must have a Cof O , governor concent, certified deedv of assignment, and other legal document signed by the governor or any person delegated to do so. Does this have anything to do with colapse of building? Is it a must for approval of building plan even in the rural area? what of the situation of after approval, as in the case where most building with approvals are collapsing. do the government have to supervise development from setting out? what of the issue of form-c that comes with the approval? how many complete structures have have satisfied the stage certification process the form-c is meant to tackle. please share your views, expirence and contribution as related to issues above. cheers ![]() |

yes , u could be able to get land 4 that price or lesser depending on location. their are some 4 200k, 300k, 450k at ijede area as the case may be. cheers |
@sky, land at ikorodu varies as seggs partners said, as for land at gberige most of them are agric land and aquisitn so do not put you money were you will loss it later. so before youy buy any land do land information. you can read my topic on issues of land documentation by lasyem. there are some land in ikorodu btw the range of 150 to 450 as the case may be. there are GOvtment schewmes as well at ikorodu btw250 to 500 with all document that u will apply for. when you get the land ,then u can start thinking of survey, but NOTE do LAND INFORMATION!!!!!!!!!!. |

@ All, the one now is at lekki, a government scheme for 35 millionwith CofO.But am working on some that will be in the range of 500k to 1 million with Cof O.that could be available to the masses and average class. . all you do is just do building plan approval. keep in tauch when you need other info. @Kamuzu, the land is off ijede road ,mowo kekere village. the cost is 150k for the new site, while the one a bit out is btw 250k to 350k. but not far from each other. you can call me or mail me direct my numbers are on my various post. as for documentation, you can do that cos the land is free for residential and free from govt. aquisition. cheers ![]() |

@Adebisi, blacky is not a builder he is just asking for an advice and am giving one. as for building a house you need a land first, then perfect your document before you start building. for the cost of building, you must have a building drawing it is with the drawing that the Q.S will use to give you estimate. if u need further assistance pick my mail add. from my various post. cheers |

@ALL, the story so far about document pefection as lead to some demolition of properties worth millions of naria due to the negligence of the owner. these are some images of building demolished of resent due to not obeying standards and regulation, no approved plan as well as building on setbacks, canals, existing roads, under power line, on pipe lines etc .Attach"a stick in time saves nile"

@ALL, you are all talking about what it will cost to buildor to fence a house. but you are all forgeting the main thing legalising your document on the land. there is a saying that "he who owns the slave owns the property" i.e the person that have the write paper owns the land. secondly, no construction should go on without building plan approval. is the land free from govt. aqusition? etc. so my friend perfect your document first so you would not have any problem with the property at the end of the day.cheers ![]() |
as to your friends friends sugestion, yes he is right but concerning the fee, well its depends on the area your land is located. i work with the physical planning department that gives approvals. so do me a favour and read my topic by LASYEM as well as other advice i given others. then decide if you will need my direct assistance. NB; have you meet the following conditions; do you have a survey? do you have a tax clearance certificate? what kind of ownership do you have? freehold,leasehold, assignment etc is it free from govt aquisition? etc. cheers ![]() |
