Business › Lsg Realtor’s Clinic Trains Realtors On Ai, Rewards Sales Achievers by lsgproperties(op): 2:56pm On Oct 28
IKORODU, LAGOS — LSG Investment Limited hosted another edition of its monthly Realtor’s Clinic on Tuesday, October 27, 2026, at Golden Kharis Event Centre, Ikorodu, bringing together real estate professionals for practical training on artificial intelligence and recognition of outstanding sales performance.

Themed “The Digital Realtor: Unlimited Use of AI,” the session focused on helping realtors understand how AI can improve their productivity, marketing and everyday business activities.

Mr. Tobiloba delivered the training and introduced participants to GenSpark, an AI platform that lets users deploy specialised agents for different tasks. Through hands-on demonstrations, participants learned to select AI agents, write prompts, and use the platform for tasks such as graphic design and content creation.

The session highlighted the growing importance of digital skills in real estate and how professionals can use AI tools to work more efficiently and improve their marketing efforts.

Beyond the training, the event also featured the presentation of incentives to realtors who made sales during LSG’s October Independence Sales promotion, running from October 1 to 31, 2026.

Under the incentive programme, eligible realtors who sold the company’s properties, particularly at Maitama Gardens Phase 2, Agbowa-Ikosi, Ikorodu, received rewards for their sales achievements.

The company’s Managing Director and Chief Executive Officer, Bldr. Ridwan Olaitan Mniob, who serves as the facilitator of the Realtors’ Clinic, presented incentives to qualifying realtors. The rewards included 25kg bags of rice, gas cookers and PowerGo gas tanks.

The initiative reflects LSG Investment Limited’s approach to supporting its realtor network through professional development and tangible recognition of sales performance.

The Realtor’s Clinic is a free monthly programme organised by LSG Investment Limited and held every last Tuesday of the month. It provides real estate professionals with opportunities to develop their skills, explore industry trends and improve their business practices.

By combining practical technology training with realtor incentives, LSG continues to encourage professional growth, productivity and performance within its real estate network.

Career › Stop Asking Ai To “write Me A Caption” If You Want Better Results by lsgproperties(op): 10:53am On Oct 21
Have you ever asked ChatGPT to write a property caption, only to get something so generic it sounds like every other real estate ad on social media? You’re not alone.

Imagine you’re a realtor in Lagos trying to market a plot of land. You open ChatGPT and type:

“Write a caption for my land.”

The result is predictable: a few generic sentences that barely communicate why anyone should be interested in the property.

But before concluding that AI isn’t useful, consider this: the problem might not be the tool, but the instructions you’re giving it.

THE DIFFERENCE IS IN THE PROMPT

Compare these two approaches.

Prompt 1:
Write a caption for my land

Prompt 2:
Act as a real estate marketing copywriter in Nigeria. Write a short Instagram caption for a residential plot in Ikorodu, Lagos, targeting young professionals and first-time buyers. Highlight the property’s verified features, explain the approved instalment payment option, use conversational language and end with a call to action. Avoid exaggerated claims and do not invent information

The second prompt gives the AI context, a target audience, relevant details and a clear objective
You can take it further by asking for three versions: one for first-time buyers, another for property investors, and a third for people planning to build their own homes.

WHAT EVERY REALTOR SHOULD UNDERSTAND

Getting useful results from AI isn’t simply about knowing what to type. It’s about communicating clearly, providing relevant information and knowing how to evaluate the response.

AI can help you work faster, but you still need to verify property details, correct inaccuracies and ensure the final message reflects what you’re actually selling.

The goal isn’t to let AI do all your thinking. It’s to use it to think and work more effectively.

When you use ChatGPT to create property content, does it give you usable results, or do you spend more time editing its output than you save?

Business › 5 Ways Ai Can Make A Realtor’s Job Easier by lsgproperties(op): 10:57am On Oct 20
Real estate is a demanding business, between marketing properties, creating content, responding to enquiries and following up with potential buyers, a realtor can spend hours on tasks that have little to do with actual selling.

what if some of these tasks could be handled more efficiently? This is where Artificial Intelligence (AI) comes in.

AI is gradually changing how businesses operate, and real estate professionals can take advantage of it without needing a background in technology.

Here are five practical ways AI can make a difference in your real estate business.

1. CONTENT CREATION

Consistently creating engaging content can be challenging. AI can help you generate post ideas, develop content calendars and write social media captions tailored to different audiences. Instead of struggling to decide what to post, you can spend more time refining your marketing strategy.

2. PROPERTY MARKETING

A property listing should do more than state the location, size and price. AI can help transform verified property details into clear, engaging descriptions that communicate the property’s features and appeal to potential buyers.

3. CLIENT COMMUNICATION

From questions about payment plans to enquiries about inspections, realtors often answer similar questions repeatedly. AI can help prepare response templates that save time while allowing you to maintain a professional, personalised approach.

4. FOLLOW-UP MESSAGES

Not every prospect makes a decision after the first conversation. AI can help you draft thoughtful follow-up messages that keep communication open without sounding desperate or putting unnecessary pressure on potential buyers.

5. MARKETING ANALYSIS

Getting likes and views is one thing; generating genuine enquiries is another. AI can help you analyse available marketing data, identify patterns and explore ways to improve your content and campaigns.

THE BIGGER PICTURE

AI is not a replacement for a realtor’s experience, negotiation skills or relationships with clients. It is a tool that, when used correctly, can help professionals work more efficiently and make better use of their time.

The real advantage lies not simply in having access to AI, but in knowing how to apply it to everyday business challenges.

As the real estate industry becomes increasingly digital, learning these skills could be a valuable step towards becoming a more effective professional

Which of these areas would you most like to improve with AI, and why?

Business › 5 Ways Ai Can Make A Realtor’s Job Easier by lsgproperties(op): 6:23pm On Oct 15
Real estate is already demanding enough; you have properties to market, clients to follow up with, inspections to organise, content to create and enquiries to answer.

Now imagine a digital assistant that could help with some of these tasks, and that’s one way to think about artificial intelligence.

You don’t need to be a programmer or a technology expert to begin using AI in your real estate business.

Here are five practical applications

1. GENERATING CONTENT IDEAS
You can ask an AI tool to generate 20 social media content ideas for a realtor marketing residential land in Lagos.

2. WRITING PROPERTY DESCRIPTIONS
You have a property's location, size, price, and payment terms, but you’re struggling to write an engaging description.

AI can help you organise those details into a clear, readable property listing.
You must still verify the information and remove any claims you cannot substantiate.

3. RESPONDING TO CLIENT QUESTIONS
What questions do buyers ask repeatedly?
Questions about documentation, payment plans, inspections and allocation, for example.

AI can help you prepare a bank of responses that you can review and personalise before sending them to clients.

4. PLANNING YOUR FOLLOW-UPS
Many sales opportunities are lost because enquiries are forgotten or follow-ups are inconsistent.

AI can help you draft polite follow-up messages for prospects at different stages of the buying process.
You still need a system to track your clients and decide when to contact them.

5. UNDERSTANDING YOUR MARKETING PERFORMANCE
Are your posts attracting attention but generating few enquiries?

You can use AI to help analyse marketing figures, identify patterns and suggest questions worth investigating

Remember, AI can assist with analysis, but the quality of its conclusions depends on the information you provide.
AI is not a replacement for a realtor’s knowledge, relationships, negotiation skills or professional judgement.

It is a tool that can help you work more efficiently when you know how to use it

The question is no longer just whether technology will influence real estate.
It’s whether you are learning how to use it to your advantage.

Business › Are You Selling Property Or Just Posting Pictures? by lsgproperties(op): 9:58am On Oct 14
You have a beautiful property; you take pictures; you upload them on WhatsApp, Facebook, Instagram and maybe TikTok. Then you wait for enquiries; two days later, nothing happens.

You conclude that social media doesn’t work for real estate, but what if the problem isn’t the platform? What if it’s the way you’re using it?

When you post a picture of a plot of land, what exactly are you telling your audience? The location? The price? The payment plan?

Those details matter, but potential buyers also want to understand what makes the property worth considering.

A young professional might want an affordable way to become a homeowner.

A business owner might be looking to protect money against inflation.

A family might simply want a place they can call their own.

The same property can appeal to different people for different reasons

Your job as a realtor is not just to display property. It is to help potential buyers understand why that property matters to them.

Here are three things you can try:

1. Tell a story Instead of just posting a picture of land, explain what owning that land could mean for someone planning their future

2. Answer questions before people ask Include relevant details about location, documentation, payment options and the next steps for inspection.
3. Give people a reason to engage Ask a useful question or explain a common property-buying mistake.

And here’s something worth exploring: AI tools can help you generate content ideas, develop different messages for different audiences and turn basic property information into engaging posts.

You don’t have to be a professional copywriter to start improving your content.

You just need to understand your audience and learn how to use the tools available to you.

What’s your biggest challenge with social media marketing: getting views, generating enquiries or converting enquiries into actual sales?

Adverts › Nigeria Is More Than A Country by lsgproperties(op): 4:35pm On Oct 01
It is the hands that build
The minds that create
The families that dream
The people who keep going

Every road, every home, every community begins with someone believing that tomorrow can be better than today

And so, we build

Not just houses
Not just communities

We build for the Nigeria we believe is possible

A Nigeria where families can put down roots.
Where communities thrive.
Where homeownership is more than a dream.

Because nations are not built in a day

They are built by people
Together
One dream, one home, one community at a time.

Happy Independence Day, Nigeria 🇳🇬

Career › 10 Ways To Kill Your Career As A Realtor And How To Avoid Them by lsgproperties(op): 12:54pm On Sep 29
Real estate can be a rewarding career, but let's be honest: having properties to sell, posting flyers every day, and waiting for buyers to appear isn't enough to build a lasting career.

Sometimes, the things that quietly damage a realtor's career are not the big mistakes. They are the small habits repeated every day.

Here are 10 of them and what to do instead.

Never Show Your Face
If all your audience sees are property flyers, they may remember the property but forget the realtor
Real estate is a relationship business.
Let people see you, educate, speak on camera, share your experience and personality.

Wait for Leads to Find You
Posting online and waiting for enquiries is not prospecting.
Reach out, Network, follow up, and start conversations.
Social media shouldn't just be a place to advertise properties. It should be a place where you build relationships.

Only Post Properties
“500sqm available.”
“Inspection Saturday.”
Eventually, your page begins to look like a property catalogue.
Educate your audience, explain real estate terms, answer common questions, Share lessons and useful information.
When people consistently learn from you, you become more than a salesperson.

Take Every Rejection Personally
A prospect says no and suddenly you start wondering whether real estate is for you.
Not everyone is ready to buy today.
Learn from rejection without allowing it to define you. A “no” to an offer is not necessarily a “no” to your entire career

Work Only When You're Motivated
Motivation is great but it is unreliable. If you only prospect, create content or follow up when you feel motivated, your results will probably be inconsistent.
Build routines and discipline.

Never Follow Up
“I'll get back to you.”
“Okay” and that's the end of the conversation.
Sometimes, the prospect wasn't saying no. They were simply busy, distracted or still considering their options.
Follow up professionally, Provide useful information and keep the conversation open without pressuring the person.

Talk More Than You Listen
One of the easiest ways to lose a potential client is to spend the entire conversation talking about your property without understanding what they actually need.
Ask questions, Why are they buying?Where do they want to buy? What is their budget? What is their timeline? What concerns do they have?
Listen first and Recommend second.

Be Afraid to Ask for the Next Step
You've answered the questions, sent the pictures and explained everythingThen the conversation ends.
Sometimes, you simply need to ask:“Would you like us to schedule an inspection?”
You don't have to pressure people. Just make the path forward clear.

Stop Learning Once You Start Making Sales
You closed a few deals.
Congratulations! You now know everything about real estate. Obviously… until the market changes.
The industry, technology, marketing strategies, regulations and customer expectations continue to evolve. Keep learning.

Give Up Too Early
You made a few calls, You posted for two weeks, You got several “no” responses, Then you conclude:
“Real estate doesn't work.” Maybe the problem isn't real estate, Maybe the strategy needs to change.
Review your approach, Improve your communication, Study your audience, Follow up, Learn from your results.
Don't confuse consistency with doing the same thing forever.

The Career Is Bigger Than the Sale
A property may attract a client But trust can determine whether that client stays, refers to someone else or works with you again.

That is why professionalism, communication, knowledge, consistency and integrity matter.

At LSG Investment Limited, we believe real estate practitioners should continuously learn and improve.

That is part of the thinking behind the LSG Realtor's Clinic, our free monthly professional development programme created to help real estate practitioners learn, build and improve their professional practice.

The goal isn't simply to make a sale today
It is to build a career people can trust tomorrow

So, if you want to kill your career as a realtor, you now have the blueprint

Do the exact opposite

- Keep learning.

- Keep prospecting.

- Keep listening.

- Keep improving and most importantly, keep building trust.

What other habits do you think can quietly damage a realtor's career?
