If you don't have any other reasonable source of cash flow, it's stupid to build a house with 15 million when you can simply rent with 400k and use the money for a business that can yield millions.

It's ego that makes Nigerians overrate personal real estate. They tie up money on the foolish basis of I want to be my own landlord. I know lots of people who are in abject poverty but own a house.

If you want to do real estate, build shops, serviced apartment, office complexes that can yield cash flow.

Don't go and tie up money on the basis of I must live in my own house.

Pretty much agree, however if you have good bank balance and wanted to live in own term (like having pet, cow, backyard space for growing organic vegetables etc) then it's better to have your own house. I would suggest, if have to build a house then built it On-Road so that it could be later use as commercial purpose, which will provide at least regular source of income.
