To be sincere with you, I stopped counting when it was roofed and it was about 24m I think. The plastering, piping, windows and doors(front and bank for both flats), labour is about 7m i think. I can check again in the coming days if you want the exact figure.

I think what made it more expensive was that a lot of expenses were incurred which were not part of the project it's self. Things like maintain the road, survey, community settlement x2, local govt fees, and others.

One thing I didnt do was manage resources, my idea about using fake item is you end up doing he same thing x3. I will strongly advise you monitor it yourself very well if not around. Sometimes the videos and pics sent are not enough.

2, Well, the major advise gotten from not buying a house was due the to the fact that the buyer may not know how it was built and the materials, if it was substandard. It was basically not knowing the history of the project from onset. This kinda put fear in me. They talked about the foundation, that if was poorly done, the house might sink.

Others talked about performing sacrifice before starting the building cause it used to be common in my place. I didn't bother about this cause I don't believe in it.

30m would have gotten me a good house for sale in my town.
Sorry about the experience but don’t let it discourage you. Here’s my advice cause I’m running something very similar and around same stage

I ensure to buy all materials by myself (it could be stressful but it’s better than what people would do)
I also endeavor to create time from work to visit the site and monitor everything, for example if I contract someone for POP and they say they’d use a week, I’d ask them to double the workforce and finish it in 3 days, and I’d be there for the entire 3 days from morning till we all leave in the evening.

If not they would steal every damn thing, Nigerians are very dishonest set of people, too wicked and selfish, even carpenters steal nails, f@@king freaking nails!!!


So don’t let them discourage you, na you go just learn from the experience, Godspeed brother

I don’t know about your agreement with the engineer, price of materials may vary depending on location and scarcity (everyone knows sharp sand is often more expensive during dry season). But what I’d advise is you buy materials yourself and try to be present for the process so you can monitor the usage yourself, nobody can accurately predict the amount of granite or cement that would be used.
So you can start by buying 2 trips each of the sand and granite, you can decide to pay for the entire cement and ask them to supply it in bits as the project progresses, other than that they’d use broken bottle to shave off your hair. From my little experience in dealing with people

Depending on the height of the roof,your location, type of woods, lengths and quality of the woods... This my ongoing project though Open Flat roof,it cost my Cl 1.7m for the roof,Cement board and roofing sheet installations.The wood work cost Us 400k only for Materials. You can budget 1m(maximum) for your woodwork.
Can you please send pictures of the finished work? Plus can you say the total cost including sheets, accessories and workmanship

Great work, please I’d like to know if it’s possible to estimate the amount longspan roofing sheets that would be needed to roof a 3bedroom that’s 60 meters and the king post is estimated to be around 5 meters

I have come to the conclusion that for you as a Builder to deliver outstanding project for your client, you need to OWN and CONTROL ALL YOUR MEANS OF PRODUCTION AND SUPPLY CHAIN. especially in a country where STANDARDS are not followed.

For example, as a builder you need to make your own BRICKS/BLOCKS to be sure of the quality / properties. You even need to have your own MOULD to ensure straightness, correct height and thickness.




Then you need to buy RE-BARS directly from the factory.

Same with GRANITE and SAND.. you need to be there physically to monitor from the source.

I'll stop here for now..

If you’re currently working on any project, how many bedroom is it? How much have you spent and what stage are you currently as at August 2024. Because ehn, as we speak, to build no be beans again o.
Working on a 3bedroom with 4 toilets, completed block setting to level, suck away and wastes also completed and 3 sides of the fence is complete, over 7m so far. Those people that say you can build a 3bedroom with 10m should come and explain abeg undecided
