I think real estate ties down funds for a long time and most times it's difficult to predict the returns because the projects tend to suffer cost overruns which impacts negatively on expected profits

But be very careful as 99.9809% of what you will be introduced to whether online or offline are Suicide pills. Regardless, there are still few profitable investment out there, but you cannot find them without losing money.

Money Lender's Licenses can be gotten officially below 100k and unofficially below 250k. They are issued by the Magistrate courts. MFB Licenses would cost you Millions to purchase a weak MFB and then recapitalize and change the board. Approvals come from the CBN.

The fintech space is becoming increasingly regulated but it's very very profitable.
