Hardly would you learn anything from what the OP requested. It invlove calculations and whoever would answer it could do his calculations separately and post the answers.

you should meet a QS sir/ma. That's what they are trained to do.
What you should do is seek ought a QS in the property section and ask him/her to do a material schedule for you for a token or free..... Lets learn to appreciate others profession and not to by pass it. you can't build anything serious in that project by mere advice of unlearned people here.
Often people even come to NL to seek advice on foundation type/detail.... Somebody who just built a bungalow in the north would advice you; a prospective house owner in Bayelsa to do a Strip foundation of 900mm depth for a duplex and you went ahead with his advice. Nothing would come out of that house project except imminent failure/collapse.
while we have people of goodwill ready to assist everyone on building project issues for, our concern should be directed to them alone. If they decide to charge a little for the help, be sure you would get the best from them.

The bold line is also a good reason to relate to a VO why you couldn't get admission in a PhD program as well as your other reason for not going for a masters.

Use all the instances to you greater advantage and make sure everything add up. They most certainly will question your intentions critically. Your are already a professional. Also try to secure a graduate diploma of atleast 2 years if you can. I don't know how long the certificate program will last but consider a minimum of a 2 years program.

sir, your SOP go tight for this matter as you will have to emphasize on the PRACTICAL view of construction management to your career and as an architect. Also the prospects and opportunities of this new dimension would add to your profile. the relationship is clear but the vo would want to see the need for this program.

My bro, if only the master admission came through, your TRV would have been in the cart even without a SOP.

Notwithstanding, you still can pull this through but you will have to do alot in explaining and expantiating on your choice of this program and how it is best for you. If i were you, i'll use the inability to secure a master admission to my advantage and make a VO also see why i wouldn't take the program in nigeria because my ultimate goal is to get an internationaly competititive advantage.#Tips

Also take time to point out that the program will afford your another opportunity to hone your academic stand which will further enable you secure a master degree which is your utmost desire.

Anyway, draft all you can and reach me, i'll also help you with it.

I have applied also for PhD but that proved difficult also. I am not sure they considered both my first and second degrees as being enough to land a PhD admissions in Canada.
Post graduate diploma? Never gave it any serious thoought before now. I would look at it and see how far that would take me.

I think I am going to put my Netherlands plans on hold. Too much spine twisting stories of how odd the land is. Was hoping on seeking admissing at University of Twente for a building/Construction related Msc course and stay back to work while my family joins layer.
