PropertiesWhat To Look Out For On Registered Survey. by OsilProperties(op): 2:02pm On Sep 07, 2025
What To Look Out For On Registered survey.

A registered survey plan is an official land document approved and recorded at the Surveyor General’s Office. It contains critical information that proves the land’s legitimacy, location, and ownership boundaries.

Here’s a full breakdown of the information you’ll find on a registered survey plan:

Key Information on a Registered Survey Plan
1. Survey Plan Title

The title at the top usually reads:
“Survey Plan of Land at [Location] in [Local Government], Lagos State”.

It defines the purpose and location of the survey.

2. Surveyor’s Information

Name of the Licensed Surveyor who carried out the survey.

Surveyor’s Seal/Stamp – must be from a licensed surveyor recognized by the Surveyors Council of Nigeria (SURCON).

Surveyor’s Signature & Date – authenticates the document.

3. Survey Plan Number (Registered Survey Number)

Also called the Survey File Number or Charting Number.

Unique identification code assigned by the Office of the Surveyor General (OSG).

This is essential when verifying the survey at LASRERA or OSG.

4. Landowner’s Details

Name of the person or company who commissioned the survey.

This should match the seller’s name or title document.

5. Description of the Land

Exact Size (Area) – measured in square meters (sqm) or hectares.

Shape of the Land – shown as a diagram or polygon.

Coordinates of Each Beacon Point – with numbers like “BP1, BP2, BP3…”

Land Boundaries – shows adjoining plots, roads, or landmarks.

6. Location Information

Town/Village & Local Government Area.

District & State – for example, Ibeju-Lekki, Lagos State.

7. Survey Plan Diagram

A scaled drawing showing:

Beacon numbers

Dimensions

Boundaries

Neighbouring plots or landmarks

Must include a north directional arrow to indicate orientation.

8. Survey Coordinates Table

Used to confirm the land’s actual position on the Lagos State cadastral map.

9. Purpose of the Survey

Indicates why the survey was done:

Private ownership

Government acquisition

Excised land

Approved estate layout

10. Verification Details

You can use the survey number to verify:

Whether the land falls under Government Acquisition.

Whether it is within an excision or freehold zone.

Whether it is committed land or available for purchase.

Red Flags to Watch Out For

No SURCON number → likely fake surveyor.

No Surveyor General’s Office seal → not registered.

Wrong or missing coordinates → possible scam.

Land not charted in the Office of the Surveyor General database → high risk.
