vehicles/avenues for generating passive income



*QUICK DEFINITIONS:*

*Financial Intelligence** is the part of our total intelligence we use to

PASSIVE INCOME THAT TAKES CARE OF ALL HIS LIVING EXPENSES.*



THE *3 “ENGINES*” THAT MAKE THE *5 “AVENUES”* WORK:

i.) *Leverage*— this simply means “*Benefiting from other
people’s effort to achieve your goals.”*

ii.) *Passive Income*—means “*Income that comes in
continuously whether you work or not.”*

iii.) *Compound Interest*—an ability of an amount to keep
multiplying by a multiplier effect. Albert Einstein said “*The greatest
invention of man is compound interest!”*





*1. **REAL ESTATE:*

- *Passive Income:* The passive income from *Real Estate* is called “*
RENT*”! RENTAL INCOME is passive income! How? Simple: you *build/buy* a
property, and then you *put* tenants in it, put a management
team/structure to *manage* it…every month you collect *RENT *without
doing any work for life! It’s amazing. In fact, the word “RENT” is an
amazing word in financial intelligence—whether you’re collecting rent from
landed properties or other things. Now imagine if you have about 500
properties where you collect rent from. That’s passive income that
literally leads to financial freedom. Kim Kiyosaki (wife of Robert
Kiyosaki) has about 3000 houses scattered around different countries of the
world—one woman.
- *Leverage:* The Leverage enjoyed in Real Estate is “THE BANKS’ MONEY”.
The world accepts that “Real Estate is one sure investment you can use the
banks’ (or other financial institutions’) money to invest in!” So, you can
leverage on the Banks’ money to go into Real Estate. For example, you can
use $100 to buy a $1million property (and taking a 90% mortgage).
- *Compound Interest*: The Compound Interest in Real Estate is called
“CAPITAL APPRECIATION”. Meaning, the value of Real Estate property is
always on the increase. In Real Estate, the 3 engines are fully present!

(The *ratio* is between *2—15%*. The only challenge to Real Estate is that
you need to have huge capital—millions of naira—before you can play in it.
Usually, it’s intelligent grow your funds and real estate intelligence and
ultimately play in it. Real estate can make anybody financially free!)





*2. **AUTOMATED BUSINESS:*

- *Passive Income: *The passive income from *Automated Businesses* is
called “DIRECTOR’S BONUS”. Director’s bonus is passive income! How does
this work? Simple: You build a business till the point that the business
works as a system. Thus, you can bring someone else to run the system for
you—so you step aside. As long as the business is being run by someone else
on your behalf, you earn director’s bonus passively for life because you
are now a “CHAIRMAN” who built the business. Bill Gates today, has no
involvement with Microsoft (the company he founded) but he continues to
earn every time from Microsoft. Even if he dies tomorrow, his family and
his generations yet unborn will continue to earn from the automated
business. This is the same for the owners of access bank, the owners of
GTBank who no longer works there who earns director’s bonus. This is a very
good *avenue* to financial freedom as well.
- *Leverage: *You leverage on the people in the company—the employees,
the executives, etc. (There’s really no much of compounding in this
vehicle/avenues).

(The *ratios* are good and high: *about 20—40%,* though the risks are high
as well. The only challenge is that you need a lot of financial and
business intelligence. It also takes years to build a sustainable
profitable business).





*3. **PAPER INVESTMENTS:*

- *Passive Income*: The passive income from *Paper Investments* is
called ““DIVIDENDS” or “INTERESTS” or “Return On Investments (ROI)”.
“Dividends” is passive income! How does it work? Simple: With your huge
amount of money, you buy a part of a company, and then a document/agreement
is signed such that when the company makes profit, you always share a
percentage of the profit. Here your money works for you! The dividends or
interests are either from the SHARES/STOCKS, BONDS, TREASURY BILLS, FIXED
DEPOSIT that you buy/invest in. This is also a vehicle for financial
freedom!
- *Compound Interest*: There is also little compounding as the company
grows. (There is an inconsistent leverage in this vehicle/avenue).

(The *ratios* are between *1—15%.* The only challenge is that if you don’t
have enough money and business skills, you cannot play in this or even
worse, you could lose your investment capital).





*4. **INTELLECTUAL PROPERTY:*

- *Passive Income:* The passive income from intellectual property is
called “ROYALTIES”. “Royalties” is passive income! How does this work?
Simple: BRAIN WORK! Finish! You produce something from your brain e.g. you
write a book, a piece of music, a drama/movie script, you design a
software, you speak/train people, you create a mind-blowing IDEA, etc. and
then channel it *towards an automated business* (with an agreement) such
that the business pays you royalties as long as your idea is helping the
business grow. It can lead to financial freedom!
- *Leverage:* You can leverage on your publishers to sell your book for
you and pay you your royalties, if you’re a good author. (There is not so
much compounding in Intellectual Property).

(The *ratios* are between *$50 and $1million*. The key to this is PERSONAL
DEVELOPMENT, TALENT, SKILL and BUILDING YOUR BRAND! Your idea can only
become golden if you develop consistently personally! You can rate this by
how much book you’re going to write, etc.)





*5. **NETWORK MARKETING** (built for about 5 years)**:*

- *Passive Income:* The passive income here = “NETWORK MARKETING
BONUSES”. This is the biggest of all the engines. In fact this is rated *The
#1 Millionaire Producing Industry* in the world. This industry has
produced more millionaires (in dollars) than any other industry since the
history of the world! This industry is the new way to financial freedom! In
fact, it has been predicted to be the 21st Century direction for business
(or entrepreneurship). It is also known as “*The Business of the 21st
Century”*. It requires little capital, it has low risk and it gives you
a higher chance of becoming financially free than any of the other engines
of wealth creation written above. This industry will give you the following
8 things: Personal development, access to own a 21st Century Business,
extra-income, access to meeting new people, helping people succeed,
financial freedom, time freedom, and leaving a legacy!
- *Leverage*: Here, you literally leverage on ALL the efforts of people
in your team. Leverage is very strong.
- *Compound Interest*: The compounding in Network Marketing is simply
mind-stretching! Compounding is so strong in Network Marketing! Like Real
Estate, Network Marketing scores 3/3 on all the wealth creation engines. It
has leverage, passive income and compound interest.

unborn, it is NOT passive. "A good man leaves inheritance for his children
and his children's children"

*4. Investment without documentation*—signed agreements are very important
in any investment!

*5. Network Marketing Bonuses BEFORE 5 years*—as a recommendation, your
network marketing business should be build committed for 5 years before you
begin to call it PASSIVE (though you could start earning passively before
then).

no) risk, and a solid, sustainable system.Then...
2. Begin immediately to develop and brand yourself so that you can play
in *Intellectual Property* (this helps you to develop a strong network
of people). Then...
3. Move immediately into *Real Estate* (in A2W, we have an opportunity

4. Move straight into *Automated Business. *Then...* *

Fears That Keep Us From His Presence

"Then all the people of the region of the Gerasenes asked Jesus to leave them, because they were overcome with fear. So He got into the boat and left." - Luke 8:37

Jesus did many miracles when He lived on earth. One of those miracles involved the deliverance of a demon-possessed man. The people of the community witnessed this awesome demonstration of God's power when Jesus commanded the demon spirit to come out of the man and go into the herd of nearby pigs. The man was healed and sat at Jesus' feet.

You would expect the people who witnessed this to embrace Jesus as one performing good deeds and to honor Him. The opposite was true. Instead, they were overcome with fear. Why? Many of us respond the same way to Jesus when He does an out-of-the-ordinary act among His people. We are fearful because we have never personally experienced this before. So, we draw wrong judgments. The result is that Jesus removes Himself from us.

The Lord is able to do far exceeding above what we think. Jesus does not remain in the places where there is fear of His goodness. It is often subconscious fears that prevent us from going to a deeper level with Him. The people in Gerasenes could not benefit from Jesus' presence because of their fears.

Have you feared Jesus because of what He might require of you? Have you feared that He might ask of you something you are not prepared to give? Do not let your fears drive Him from your presence. His motive is always love for His children. You can trust Him.
