I wanted to talk our security, though you have mentioned it, however, I wish to know how the government tend to protect the document from being tempered with by the so called ministry staffers. Because manipulation begins usually right from their office.
So, in my opinion, if biometric(finger print, and other) could be included, it will be better.

lawyer: With this in mind, I am glad to introduce to you a Sneak Preview of some of the Elements and changes that this new E-C of O would have and they include the following below:

The first major change is the change in the type of paper used in printing the new c of o. The bogus A3 size paper has been discarded and replaced with a user-friendly secure A4 paper that enables automated processing of the C of O. The electronic Certificate of Occupancy (e-C of O) includes state of the art security features that makes it extremely difficult to be cloned or forged using current technology.

The second major change is that the clauses and contents of the e-C of O have also been revised to take cognisance of current trends and development while ensuring compliance with relevant laws.

The third major change is the Survey Plan. This will entail converting the Digital Maps (from the GIS database) into As-built Survey Plans. The term As-built survey plans, means that the survey plans will show the building lines as well as the boundary lines (fences) of each plot, it will essentially reflect what is existing physically on ground. Furthermore, the survey plans on Government schemes will now be electronically signed by the Surveyor General of Lagos State. This is necessary as a result of the automated system of processing the e-C of O.

The fourth major change is the streamlining and automation of the procedure for processing C of O’s. Where all variables are constant and provided all the necessary documentations are in order and all fees are paid as at when due.

The fifth major change is that a transaction page has been added to the C of O, which is an element of the Land Certificate of old. The transaction page will list all the transactions and encumbrances that have taken place on the land in question, and will be inside the body of the C of O just like the Land Certificate. This enables one to immediate determine the history of the land in question.

The sixth major change is that there will be an encrypted enhanced 2D bar code on the C of O. The barcode is an additional security feature from the processing system and will appear on the C of o after it has been printed. The barcode will also contain security information that can only be viewed with an enabled barcode reader.

So for those of you looking forward to obtaining that C of O for your land, things are going to be made much much easier for you. not at all cases, it depend on the day you buy...if it was bought on Monday, Tuesday,Wednesday or Thursday, it have to wait till saturday if bought from the one coming in directly from port....So, Friday or Saturday is usually their dispatch day to various countries and location...Though this does not mean he is not driving through the bushes...
Tadeus: If you buy car today, it will arrive Nigerian border the following day.

Actually, you are correct, and that is why it is a quotation.
But from experience and based on the drawing sent along with this tread, I don't see any serious details that might alter it to attract so much additional but, I even see shedding off little amount.
Also, the knowledge of structure structural details, makes it easy and straight forward thing to approach.For instance, cantilever is already shown, we could even supply a sketch of the structural details as it relate to beams and slab details
Ytechconst: To get an accuate cost and also to achieve a good standard of work.

It is advised to provide the necessary working drawing of the first floor slab and send to intending builders to facilitate the preparation of their bill or material & labour cost.

The required working drawings are

1. ground floor plan
2. first floor plan(important so as to know if their is any canteliver)
3. structural drawings(the first floor slab layout and details with beams details)

any quote done outside of this drawings is still not accurate as most thing will be assumed. so quote will definately contradict one another.

Actually, we don't normally charge separately for supervision,when we are in-charge( I mean when we own the form work, and labour force), more so, the formwork is our property later on.
However, it not high, but what is real at it quote.

This is quite a good breakdown aside from the little error that checkitout highlighted already. But why is the form work and iron bender so high? Does your labour cost include the price of supervision?
