Quotation is OK. But I suggest you change that bedroom beside the dining to be the Kitchen. And the present kitchen to a bedroom. Good luck

1.) The second room was converted to a kitchen
2.) The corridor was added to the master bedroom
3.) Another exit door was created in the new kitchen.

br base on my experience,u donot need up to 110 bags of cements for the floos and plaster, u need only 75 _80 bags,his labour should not be more than#180,00for both plaster and floors, u pipe should not be more than 55_ 60,000ur soakaaw can not take more than 60 bags of cement, all these estimates is even high incsae u can not monitor them for more s explanation,call 08037879281 I can not come to u ,but incase u hv issues call

100Cents:
1. Does the N180,000 for electrical pipe work cover the wiring and accessories ? ie cables, sockets, ceiling roses. If not, it is high.

2. Does plumbing and pipe work include your toilet seater, sinks and wash hand basins ? If No, then N110,000 is high for ordinary plastic pipes.

3. Does the protectors include metal doors for external entrances or just burglary proof for windows ? How many protectors and iron doors are involved. If not N250,000 is high.

4. Window casement. How many aluminium windows are involved. N450,000 is high if you dont have up to 30 windows.

9. How many bathrooms and kitchens you have will determine the number of chambers you need. Once you provided blocks, cement, sand and stone dust, constructing one chamber should not cost more than N5,000. Your bungalow should not have more than 4 chambers unless all the rooms are en-suite with toilet facilities then in that case, you have 5 chambers.

The list should be detailed otherwise he will give you another list soon.

Your number 8 is funny. Labour for plastering N350,000. Dont pay more than N150,000 plastering that house.

Price covers transportation, labour n supervision.

I did not see supervision fee in your engineers estimate for that stage. How will he get paid? This system may encourage him to dip his hand in the materials money to settle himself.

That's the worrisome part. I believe his supervision cost is embedded in the estimate on code.

First of all, look for a way to put an exit door at d end of dat lobby and at d kitchen, before u come back for more advise. Due regards.

I completed my building not so long ago (different state though) and I can tell you that most of the quotations above are reasonable. If he will be honest, I expect a very solid house with a modest finishing. It can still be built for less thougb, but never compromise the integrity of the building. One mistake I made was to give a nonprofessional with no experience handled my building. Hope you won't make that mistake. Good luck.
