My 5 bedroom bungalow with all self con with parapet and 25ft high pitch roofing and a security house, 85 percent completed cost 15 million naira already. I don't understand why you're bringing 2018 quotation to the front page with this high cost of materials

In today's Nigeria, (windows, doors, plastering, electrical, plumbing, POP) cannot cost ₦705,000 anywhere, you will need over 1million Naira to do all.

We are in 2021 now multiply those figures by 3

I understand pretty well that it’ll cost way more than that, was merely trying to play safe by using “may” so intending builders won’t feel discouraged or scared to embark on their building project.

I did experience same, shortly before covid and afterwards.
Sadly, the hike in prices have come to stay, hence, my reason for advocating that intending home owners with little or limited funds start small.

it is not matter but my house building at ikorodu lagos and l was started it last year everyday many thing cost in Nigeria last year when l was started my house the cement only cost 2.900 naira but now it is cost 3,900 naira everything only cost everyday by day in Nigeria as l am think my house will cost more 13 million or 14 million to finished all the turkey door and window which l am going to put it cost me 830,000

Things are really expensive nowadays.

Last week i spent 300k on cables and i needed 80,800 more for the cables to complete.

POP lights and other electrical accessories cost 256,000 Naira.

I already spent about 100,000 Naira for the distribution boxes; big and small (i bought two because of solar).

Workmanship is 100,000 Naira.

Just for the electrical, am spending 836,000 Naira, excluding chandelier and the light bulbs for the rooms and kitchen.

Though the project is bigger than 3 bedroom bungalow.

Buying a land
For Lagos residents, Omonilelawyer specifies some things to watch out for when buying a land. These are;

Survey plan of land
The above list is so you don’t fall into the hands of land scammers. These same requirements apply all through Nigeria and it is advisable to include a lawyer in the buying process.
Land price is dependent on location. It is not out of place to see various plots of land within the same state having steep price differences. Locations on the outskirts of the city are cheaper than those in central city areas. High-brow residential areas have jaw-dropping prices while waterlogged and conflict prone areas could be cheaper. A half plot of land is enough to accommodate a 3 bedroom flat as can be seen in this project. However, we will be going with a plot of land for this post.
One plot can go for as low as ₦350,000 to as high as ₦10 million or even higher depending on the area.

Well, as much as i am not totally against your supposed 8m quotation for your project, many factors could have been responsible for such an high quotation
1) Nature of land; (Dry or Wet) Wet/swampy lands most often do require much reinforcement and sand filling while on the other hand, a dryland requires reinforcement and sand filling, thus leading to higher cost
2)Land Topography; Slants on lands can be responsible for a higher foundation and subsequently a higher materials and cost.
3)The plan and size of the project; depending on the plan of the house which could be a storey, 2 storey etc can be a factor to be considered when planning foundation for your project as the higher the proposed plan, the more the quantity and quality of materials to be used, so also the larger the project size/area, the higher the cost.

Regardless of any of the highlighted factors, there's no reason why a 2 bedroom and 1 bedroom apartment will cost you 8m .Not possible.

Lol. From the way you're saying this i can notice you haven't built before.
Stop calling your classmates, try building bro. You'll be shocked how that 9 million will vanish (and that's on free land o).

Unless you want to do normal PVC ceiling and not POP normal cement floor not floor tiles and wall tiles, and galvanized zinc( Cameroun zinc) for roofing, with other small ways to cut costs. Depends on your finishing taste.
Then maybe 6.5-7m can complete your work and that's without furnishings.
