My fellow Nairalanders!!
Beware of this dishonest, fraudulent, not trustworthy man who do not keep to written agreement

I contacted Mr Agbaje ( SKUP008 as Monika) on 1st September 2020 after viewing his thread and works on Nairaland. He was contacted to do a decorative stamped floor for my house in my hometown

Due to my experiences, I ensured we had a written signed agreement stating all his verbal promises including a ONE YEAR WARRANTY on the floor job stated before I gave him the contract

I kept to my financial obligations. Skup008 did his own part but before the job warranty date elapses, the floor started falling apart, cracking in multiple places

Gently, I contacted him about the issues with his works, initially he denied it was out of the warranty period , I refreshed his memories with our conversations on WhatsApp and the written agreement ( Thank God for experiences with dubious artisans) . He chilled and called these floor cracks “ expansion “ , which he said, was normal with all stamped floors . I disagreed with that fact and refused to be bamboozled by the use of a deluded terminology

I told him that I have seen stamped floors of more than 5yrs old with no such issue so I believe the multiple cracks are due to the shitty job he did and he has to come and repair it as per our written agreement. It is TIME that differentiate between a good job and a bad one

Later, he sent me a long list of materials to buy including paying for transportation for two people to come and rectify this issue… I declined spending a kobo more, after millions of Naira was paid initially for this job

As expected with arrogant and fraudulent artisans, he decided not to respond to my messages again, prompting me to commence my action from the forum I met him

I just wanna use this medium, that I met him , to warm potential clients to be very careful dealing with him so that they do not fall into wrong hands as I did

If you guys remember way back, we had this discussion. I never do the full Tile thing in any of my building. Its nothing but a waste. The theory was that Tenant will not rent for market price if not done fully.

Well, i experimented and guess what? Going over three years now and 100% occupancy and not a single tenant complained yet. Also, the Rood type, the POP, and Screeding myth; Didn't make much difference. The ONLY thing the tenants are looking for is CLEANLINESS, and Generous Landlord( Big Space).

But to be fair though, on a PRIVATE HOME, all these DO make a lot of sense. MHO

When I bought my Mack Dump truck some years back, I decided to park it inside my compound

The driver drove on the concrete floor and it was as if it was specially built for trucks.

The experience wasn’t same when we had to deliver some materials in one of my clients project, the dump truck went on the floor and we were surprised to see cracks all over the space.

The big difference is in the sub-base preparation. I had a grader and road roller working for one week on my ground to adequately compact the subgrade. This was also consolidated with lime to stabilize the subgrade soil.

I’m currently working on a floor and we’ve spent over 3 weeks on sub-base preparation. Someone asked me “Wont it be cheaper for you to hire a compactor to do the job instead of bringing yours?

I smiled and told the person “I know a 24-hour compaction won’t give me the result I needed here. I’m bringing my own 150kg plate compactor to work on this. I’d rather spend more money and time on the sub-base preparation than save more money hiring a plate compactor to compact a loose and disturbed soil for just 24 hours.”

Its a cleanliness issue. Mop your floors and kitchen cabinets regularly with soap, bleach and disinfectant. Try to always empty your bin every evening.
Also quarterly flush snipper down all your toilets.

If I see cockroaches its my indication that some slacking is going on with the floor mopping. Make it irritating and uncomfortable and they will look for softer targets.
