So no body own land in those states except politicians? $5k is barely 3m Naira. A residential plot in a Nigerian city is worth over 2m Naira. A completed 2 bedroom house anywhere in Nigeria is worth over 5m Naira.

From this simple analysis, you can see that the average Nigerian family has at least one Naira millionaire. Very simple

Largely based on paper and when you consider the term - Dead Capital (please Google it and attach PwC Nigeria), you would understand that it's not easily convertible to liquid cash. How many persons are paying such amount of money for lands in Plateau, Borno, Ebonyi etc? How much FDI has been invested in those states? What's the unemployment rate in those states? How many big employers (private sector) are in those states? Also, factor in naira devaluation and runaway inflation. These things affect the price of real estate within a locality. So, the land might be there but because of archaic land laws and poor economy, the land is a dead capital.

With just 200k, you can become wealthy in Nigeria if you can stay in rural settlement breeding local goats. But everyone wants to be in the city.
Why must our poultries stay put on those oyinbo chickens ? Why not local birds? With very little attention, they can increase in numbers in no time.

like I told another NL user some days ago:

IGR reflects in the lives of people working for the state government and it's agencies not the lives of people in the private sector, unemployed ( most states in Nigeria don't pay unemployment ) and sole proprietorships e.t.c

In summary
IGR will reflect in the lives of state government employees and infrastructure in the state, In Ogun state case, Ogun state doesn't spend on infrastructure so the infrastructure is one of the worst in Nigeria.
