Speaking from a Practical point of View, how come all those Bungalow Houses (and even some Storey buildings) built almost 100years ago and without a German Floor (Well-built, as l mentioned) are still standing firm, while some recent ones with German Floors have collapsed?

When did the concept of German floor even enter Nigeria's building technology?
Mind you, l am not saying German Floor is bad or unnecessary at all, but l am saying that you can "build successfully" without it, under certain conditions. The evidence is there for all to see,
Nigerians generally dont explore options, once something is in Vogue, everybody joins the bandwagon and take it as gospel truth. undecided

If you want to condemn a Post, you better do so with your points laid out, not just a one-liner as if you are some PhD Civil Engineer.

As the year winds down, I would like to say a big thank you to all that contributed in one way or the other to my Lagos building project. The project was actually completed in May but I have been very busy since then, hence this late post.

Of course it was not all rosy and I will try and share some of my learnings from the project later next year. The site engineer, some artisans, the carpenter, artisans and even some family members showed me pepper, but I thank God I was very close to the project, so I was able to stop the bleedings in good time.

It is noteworthy that about 90% of the people I worked with are from this forum and I would mention some of them in appreciation.

Money121 did the roofing. I sent 2.4m mobilisation fee to him even without meeting him and I was not disappointed. His boys did a fantastic job and had to give him the water collector project as well. Due to his continued professionalism, he has just finished another roofing project for me in Ibadan. Well done brother. Did I mention this guy is taller in person than he looks wink. My only advise is for you not to be too trusting. Please keep up the good work.

Michillin was our burglary man. Fantastic guy I must say. I have no problem with him at all. Though the output was bigger than expected, it was no fault of his. I loved the finishing of his work and I am certain we will still work together at some point in the future. My advise for you is that 'silence at times is very golden'.

Dominion was my PoP man. He made me change my mind and I have to use plaster board, though more expensive. This guy is very intelligent and will argue his point continuously till you fully get his viewpoint. I did not even know he was on nairaland when I contracted him. I honestly wish I met him before the Lagos project as he was able to identify some errors of the site engineer. He pointed those errors without bringing down the site engineer which i think shows deep maturity. I like the fact he is very humble and tech savvy as well. I am very sure we will travel together one day, maybe to Singapore to show him an example of the house I would love to live in when the time is ripe. I was so impressed with him that he is the one in charge on my ongoing construction in Ibadan. Dominion saved me millions in the hand my electrical guy. God bless you sir. Keep being yourself and keep improving yourself; the sky is the limit. Thank you so much! Lest i forget, this guy is not cheap ooo, he hates to admit this but he knows I will always stand for the truth.

I have several other people I worked with on this platform and I would rather not mention them as the relationship went very bad and for reasons best known to me. Some thought they could dupe me. I don't talk much, I just get them locked up and recover my money - no long story. Guys be very careful here, just as there are great guys here, there are wolves as well; as in some people are just very wicked!.

Our year end summary, 2021.

Dear valued customers and friends, we hereby present to you the summary of our activities for the year ended 2021. We know you look forward to knowing how we fared in the face of the challenging economy we operated within in the outgoing year 2021.

2021 started with a lot of economic scepticism in the wake of the turbulence generated by the global pandemic, Covid-19, and as such the construction industry was shaky, as new projects were few and far between. Worries about the economy and funding for ongoing projects was prominent, and contractors and traders expressed fears of a low level of patronage in the new economic order where there was scarcity of funds as a result of lowered operations in other sectors, which reduced money circulation to the barest.

We assembled a new working team during 2021, and with this team, a lot of our work improved tremendously to the point that we are close to our targeted level of engineering process improvements. We also hope to add more good hands in the finish stages of our operations.

We are carefully optimistic of a robust working environment in the coming year 2022, even with the rumoured removal of fuel subsidy system, which might increase the level of inflation to very high levels. We are ready to take on more challenges, execute more contracts with the integrity, speed and precision we have been known for.

But in all, we experienced some appreciable level of construction activities in 2021, this was as a result of the trust our clients and customers reposed in us from previous years. In all, we worked on 14 different buildings of which 5 of them were new buildings we started in 2021. We also completed and handed over about 2 new houses in 2021, while the rest are in different stages of completion, and work is going on in almost all of them.

We thank you all for all your support in the passing year 2021, and promise to keep living up to your expectations in 2022.

As far as I know, your options are, but not limited to..

-making use of water-proof cement mix during plastering of the wall.
-making use of water proof paint from @gbadexy.
-tiling to conceal the dampness.

The first time I fought damp walls, I took down the old plaster from the floor to the midway point between the floor and the ceiling in all the rooms of the house. Then personally supervised a cement mix in the following formula

1 part cement to 3 parts stone dust to 2 parts sharp sand and 1 part plaster sand.

Five years later there is no evidence that the house was not properly built, the paint no longer pealed, and anyone workman who has worked on that part of the house said, the plasterwork is like concrete.

I also added a water proofing powder whose name I cannot remember since it is more than 5 years ago.

By the way this was internal not external walls.

I must admit the walls were not smooth. But screeding or another layer of plaster with a different mix can easily resolve that. I later screeded it to make them smooth.
