How is 2022 treating you?. My Breakfast experience


2022 started on a high note for me. I was super expectant and excited. It looked super promising and still does. But so far it's been quite discouraging but I am still hopeful. I didn't want stress to begin my year so I made sure my major financial commitment that is meant to happen early parts of the year was taken care of last year. But yet I still collected my share of heart break somehow even with the fact that I try not to put my mind at things that much. I don't count my chickens before they have hatched

Pray for your clients, it's an investment. Some of them also have expectations in other to meet yours. And so when they make promises, sometimes it's in faith. I was looking up to start one of my projects by January but my client isn't financial capable yet so I pray God blesses him abundantly. But the painful experience came with an old intending client turned friend.

You know this particular client contacted me first 2017. And he said he was ready. Make us go through all the necessary procedures and assures us till after three months of all processes plus procedures were put to waste.

What are the highlights of the project?

The roof covering
Wall, floor and ceiling finishings

Structural frame (if any)

I like empirical data a lot as a cost researcher.

1. The foundation. The land had a sharp negative slope of about 30 degrees. Drove up foundation costs.

2. The building itself is massive (21m x 12m)

3. Original stone coated roof used. (Not the ones they sell for 3500 per sqm)

4. We just used Plasterboard for ceiling instead of POP. Drove up costs.

5. Entrance door n exit door cost a combined 600,000

6. Room doors cost about 150,000 or thereabout..

7. In-situ concrete fascia.

Etc.. Etc...

Also, we bought TMT irons rods for our pillars and lintels, the iron benders have been complaining that we should have bought local bla bla, that it is more original as it get bends easily.

Is it true that TMT is difficult to bend?

They show the peculiarities of the project and validate the current ongoing construction cost of #15m earlier posted. There's no doubt at all about the current expended construction cost and future costs. Thanks for sharing.

Free Tip: When you finally complete the project and establish the total construction cost, please divide the total construction cost by the gross floor area of the building. That will give us the approximate cost of the building per floor area. This information can be used to forecast preliminary estimate of future projects with similar character by making use of appropriate cost indices.

It's charged by squre mitres
You get a measurement of it. The length and width by feet then it will be converted to sqm and you will be charged based on that sqm .

I must confess that the painting job I won't be sharing due to being done by painters used by esteemed clients; oga egunmogaji, chief jabolo and chief @ Thenext are superbly done and I would definitely love to engage them in the future.

My supplier called me this morning that TMT tiger rod is now 470k per tn
