Unless he's the installer then he won't be able to know by just looking at the panels. Panels are anywhere from 100W each to I think 600W now.

So 10 panels could be 1,000W or 6,000W. Then the rest of the internal electronic equipments comes into play too.

Baba just commission a 100KVA system for the area to enjoy Sir grin

I have done that...I just love getting opinions and quotes from here cos it keeps me at ease knowing fully well I am not being ripped off.. I can use your opinions to argue undecided undecided.

Forget about argument grin on a serious note, I am always put on the right track whenever I am here.. I know how many times I have been helped and disasters where avoided because of brilliant minds here..

I’ve done some research on this. The industry is a volume game. There’s no way to get cement at N1K below retail. No way.

If there’s a way then I’m ready today.
How much is a trailer load of cement as of now, while will someone say the margin is low in profit?
900bags is a trailer load, I think the profit is still ok.

Finally got my building approval since last year.

Would have been out since September last year but the tax Lasg leveled on me eh..

Can you give us an insight into how LASG levy taxed on you? I mean how much was it? I want to believe you don't have Tax Clearance Certificate for Lagos state that was why they levyed you.

How were you able to go about it?

If you don't mind, can you pls share the documents submitted for the building approval and was it a case of Do It Yourself or a govt official assisted you with the processing?

I will appreciate your input on this.

First i think the 40ft by 50ft you mentioned is way less than 350sq. metres. It's more like half.

2000 square ft. is like 187 sq metres.

if you're doing 4inch thickness, that'll be 0.1m

volume of concrete you'd need would then be about 18.7 cubic metres or 18,700 litres.

so your cost would typically be

1. wood and carpenter cost - maybe 80k
2. laterite and ramming cost- really can't say
3. cost of 18.7 cubic metres of concrete- perhaps 30 tons granite, 30 tons sharp sand and 70 bags of cement (350k+ 80 k+280k) plus water say 750k
4. labour cost and perhaps cost of mixer.

i'd say you look for 1m excluding cost of laterite and ramming

I didn’t say the profit was bad. What I said was that there’s no way there N1,000 purchase difference.

Interesting question, I hope he can share location as well. The information will help others prepare for what to expect especially the those crazy tax levy’s . To the best of my knowledge approver cost is base on local government and building location in the neighborhood.

Got tax clearance but they claimed it wasn't enough for the type of building involved.

A mil and half was the tax levy that was added.

Maybe the tax you are already paying can handle your type of building, then fine.. (Tax business people pay mostly relies on profit especiallyif the businessis mostly into services compared to 9:5 peeps)

Went through an official within the ministry.

A brother currently doing his directly, he's been given a letter (tax letter) but haven't gone to get it. Till then, can't really say if it would have been better done directly or via an official within the ministry.

For the docs they ask for, go to their website, everything is there or just Google it sir to save time.

Island (Lekki-Ibeju-Lekki) is kinda high there when it comes to Approval/tax cost. Should be cheaper elsewhere.

Smh... That's the roof meters, my mistake sorry. It is 177.5m².
187m² = 30 tons both granite and sand. 70 bags of cement but I got this for 178m²

60 tons granite and sand
150 bags of cement
Labour 150k.

My younger brother's media production studio was broken into a short while ago even though he installed CCTVs in specific areas, they wore face caps and sprayed the cameras.

They broke the fiber or is it copper door leading to his office which served as their entrance to the rest of the offices.

Came through the fence shared with a school, stole alot of stuffs (TVs, CPUs, Lens, Camera etc but left some in the next building (Too much to carry without being detected.)

They even stole flower vases grin

Why the long epistle?

Saw the copper door and got questions all over.

The door is said to be a security door but they broke and gained entrance through the locks.. How come?

I gave him some advices going forward but what extra security action should he take internally?

(He has entered agreement with some OPC guys in the area but I told him he needs to watch the watchers too).

How best can he secure his business?

187m² = 30 tons both granite and sand. 70 bags of cement but I got this for 178m²

60 tons granite and sand
150 bags of cement
Labour 150k.

That was what was given to me for 178m² + 4 pillars..

I used about 80-90 tons (bought 100 tons and Ihad left over, also, there were times when they way bill showed around 21 tons for each 20 ton trip) to cast a 312 sqm slab at 6" thickness with more 50 columns and close to 60 connecting beams.

So I think 30 tons would run 180 sq.m for you at 4" thickness. Except you want to go beyond 4".

Also the 150 bags is too much in my opinion. 80-90 bags should sort it.

Engineers, Builders and homeowners.
I need some advice here.
I’m concerned about the wide gap between the floor and doors installed at the front doors and in all the rooms.
It’s so wide that I have a feeling the tilers may not be able to close them all.
What could have Been the reason for this?
Pls how do you deal with that in construction?

After how many blocks from DPC was your lintel done? Did you do German Floor (if you did, it does look deep enough)? This is one reason why I'll have to opt for custom made doors instead of ready made. You might need to add more concrete on the floor before tiling if you've already done German floor. Alternatively, your tilers may have to fill up that huge gap over the entire floor or just under the doors with mortar, in which case you might have to be lifting your legs to pass through doors.

An old client l did this drawing for in 2019 has given GPower Integrated Concept Ltd this project to build. Work has already started. It can only be God.

Setting out completed, excavation of the first section of the project has been completed following by bling and forming of block work.

It's day 5 already
Project location: Umuire village along Ahia Ubani in Umuahia

Let him install burglar alarm system couple with with access control . He still need the CCTV as well

Does your brother have a security who monitors the office compound?

(If No): He should employ a Trusted security personnel, Who would Carry out duties Diligently & Effectively.

(CCTV cameras should be monitored from time to time)

Get a better Security Door.

CCTV camera should be hidden ( installed in such a way that it's not noticeable by thieves or anyone, except owners)

He should have at least, Three Deadly Security Dogs. (That patrol the office building from closing hour till dawn).

A security Alarm should be installed in the office building such that whenever there is a breach by third party, the sound is loud enough to call the attention of the neighbourhood to the scene.

Office compound should always have bright lights on all night through the next Morning.

Empower his security Personnel with the use of Drone for Surveillance.
