Actually The T&C are very Straightforward and well understanding due to cost of Materials that are not stable in the Market and The 4Millions covers ONLY The Building (Two bedroom bungalow). this excluding soakaway,borehole, fencing and compound flooring.

POP ceiling before wall tiles or vice versa, which is the preferable order? I'm currently leaning towards wall tiles before POP ceiling, reason being a better looking finish where the POP meets the wall, but I'd love to have some alternative opinions and why. Thanks!

Didn't matter for some of my projects because I didn't tile all the way up, even for bathrooms.

However, you cab tile first if you intend to use plaster boards. It doesn't leave a mess like POP

Please I have a friend who is working on a 3 bedroom flat bungalow but will like to roof a room and parlor from it. Is it possible to roof part of the house with step tiles roofing sheet and complete the rest later?

Is possible 100% you’ll roofing the wood completely and install the steps little for the room and parlor and later you can complete the full step tiles so it will safe more money a lot including the workmanship as well sir

I greet you all Good people of NL Building Construction. Been reading and learning silently until my time.

Please What is a fair pricing for both supervision and labourers cost of a single flat 3 bedroom one-story building from foundation to parapet.

My Engineer asks for 2M to be splitted : Foundation to DPC, DPC to decking and decking to parapet.
Told him I will make some findings and get back to him.

I will appreciate a rough estimate as a guide.

If POP gives you 6,000 per metre, then Plasterboard will be about 6000 x 1.7 = 10,200 per metre.

But

That is one side of the story.

The other side of the story is that while POP is cheaper, you will spend extra in cleaning up after the POP guys.

So, the cost of POP is incomplete without post-cleanup costs.

As a rule, POP guys don't believe their job includes returning the client's space to the condition it was before they installed the POP

On the other hand, plasterboard is more expensive to install but it does not litter the space the way POP does.

Infact just sweeping the space post-plasterboard installation is enough to return the space to the way it was pre-installation.

So also figure in the time it takes to complete cleanup of the space post POP installation versus the time it takes to compete cleanup of the space post plasterboard installation.

Then you have a complete picture.
