If you are an exception, make that a Unique Selling Proposition.


You are aware of the stand of fellow POP installers in the past on this thread.

That position is that they are not paid to clean.

But

The other side of the story is that while POP is cheaper, you will spend extra in cleaning up after the POP guys.

So, the cost of POP is incomplete without post-cleanup costs.

As a rule, POP guys don't believe their job includes returning the client's space to the condition it was before they installed the POP

On the other hand, plasterboard is more expensive to install but it does not litter the space the way POP does.

Infact just sweeping the space post-plasterboard installation is enough to return the space to the way it was pre-installation.

So also figure in the time it takes to complete cleanup of the space post POP installation versus the time it takes to compete cleanup of the space post plasterboard installation.

Then you have a complete picture.



Assuming you won't screed your plasterboard ceiling right?

Can't you Discuss with your p.o.p installer on cleaning n reach an agreement l.

Well said. One way to deal with POP guys is to keep them outside. I advised a client to build a shed for them outside and he was glad he did. It is the period of producing the POP boards that generate most dirt's if you can keep them off then the dirt's is less. The plasterboard also generate little dirt's majorly stains while screeding it . Two challenges with Plaster board is that it is expensive and limited in design there are some designs you can't achieve with plaster board easily. Also the angle profiles always show rust stain until you apply some special paints over and over on those stains. My submission is based on the fact that I have done the two over and over.

Plaster board is more expensive. (Sold per sheet ₦9K) But not Messy!
Pop is a Messy process, (Pop cement sold ₦6,500 per Bag) But Stronger & better than Plaster board.

There are many ways to do things. You can do them by the book i.e., you paid me to install POP, I am done, you handle the mess, I'm out of here aka just do the POP say nothing about the mess it will make and just go and let the client deal with the mess himself.

Or you can tell the client this is my quote, POP only, no cleaning but this is an alternate quote POP and cleaning. If you take the first, I will not be responsible for cleaning.

While the client has a role to pay, the vendor has a role to play to guide the client who wants POP but does not know the implications of making POP on his property.

We are different I get; we will do things differently.

It is really up to you vendors and your exposure and what circles you wish to play in.

Please, how much is a 15tonnes load of granites in your location ? Been long I access the market for materials, in Benin it’s almost 250k. They are telling me 120k+ for granite and 130k+ for transportation. Please how true is this?

How much is 15tonnes of sharp sand too. Make whona help me please.

At the bolded, 15tons or 30tons?

15tons sharp sand in Benin is about 40k or a bit less depending on your site location.

Good morning.

The only way you can have a valid advice that's not based on guesswork is to have the schedule of materials and labour done on the project. What I mean is that to have the detailed cost of the materials and labour prepared based on the Architectural drawings and specification/scope of work. This will also include the cost of supervision of the project.

Get a Quantity Surveyor to do that for you and you will be very glad you did.

I greet you all Good people of NL Building Construction. Been reading and learning silently until my time.

Please What is a fair pricing for both supervision and labourers cost of a single flat 3 bedroom one-story building from foundation to parapet.

My Engineer asks for 2M to be splitted : Foundation to DPC, DPC to decking and decking to parapet.
Told him I will make some findings and get back to him.

I will appreciate a rough estimate as a guide.

I've asked him this same question but apparently he's not willing to give the answer. I guess it's his business philosophy. Most real estate companies, from experience, would lure you in by hoarding full information on the financial obligations of their developments. It's when you're committed financially that you will get to know other hidden costs. It's what it's.
