No reasonable person in this unstable APC administration will choose lagos state Nigeria for such investment in 2022. Those that bought there are trapped.

Unless an administration comes in that will boost investors confidence, nobody will put up any structure there.

FDI to Nigeria is lowering by the day, so who will build the city?

That’s the word, investors are trapped.

Because it's a pointless project.

If you want to build the most luxurious bird cage in the garden of your own private house, paid for with your own private cash, would you bother about the opinion of someone who hates birds and considers your effort, funded by your own private cash, a "pointless" project?

Eko Atlantic is land reclaimed very expensively for a superlative landmark project. It was never conceived as a social empowerment project. Learn to put things in perspective.

Not everything in society must be about the poor and needy to make it sensible. In a fair world, rich and poor should be catered for.

Bro, stop the ignorant talk. Below is my personal stack of Highbrow living Magazine. Go and grab the March back issue, or download the e-magazine online, to understand the marketing going on for several high-rise luxury block in Eko Atlantic. "NOW SELLING" is the phase currently at Eko Atlantic.

Yes pick up was slow because of the difficulty of sourcing financing for what is a project conceived to be the top end of desirable and iconic property development in Nigeria.

With strong focus on provision of infrastructure, developers are now convincing their finance partners to splash the cash and fund their projects.

If I were you, I would be thinking of how to own at least a unit in what is going to be one of the most iconic addresses on Earth instead of hating along political, ethnic and sectional lines .

Keep fooling yourself. Visionary folks always earn big and succeed superlatively. Eko Atlantic is a very unique project that will be oversubscribed in the end, like the Palms Jumeira.

Bro, I have read your posts here. You are always hateful and toxic along ethnic, sectional and religious lines.

Just try to remember that life is short and entirely about being happy and fulfilled. Stop hoping for misery and woes because you hate others .

Eko Atlantic is a fantastic project on Many levels. It is ecologically visionary with vast positives for job creation, FDI attraction to Nigeria, superlative African iconic signature project etal.

Stop hating. Wish the project well. It is an audacious project that will put Nigeria on the world map, as the project shown below did for Dubai

Eko Atlantic will not utilise your cash or that of any of your SE States because it is Completely privately funded and created from reclaimed sea space.

Space you could never have accessed and used for anything if some did not deliver the huge cash to harness the potentials of reclaiming land from Seas and Oceans

Try, now and then, to reflect on your life. This life is short and becomes a prison if we become hateful and negative over everything and everyone we convince ourselves we must dislike and hate unreasonably.

bro, what you wrote down is totally wrong.

the investors have already calculated the risk, that is why they decided to develop the land.

you type as if growth is stagnant, as i wrote earlier, prime real estate is long term, infact, all over the world, a single prime properties takes over 3-7 years for it to be sold, when compared to normal properties, also buying prime residential or commercial properties are investment for the rich and a way to protect their asset from inflation

Eko Atlantic, is not only a prime residential area but also a prime commercial area, so banks, malls and some lifestyle businesses will like to set shop there, so in a way it is a win for the developers

100% correct.

I am not reading any book on what i know. You should read on the effect of increased interest rates on mortgage or housing financing.

CBN just increase interest rates rates to control inflation that is out of control. Interest rates are also increased in the western world to tackle inflations.

So if an investor was to get finance for a 100 million dollars housing project, he will choose lagos state Nigeria?

How do you calculate your returns, when the central bank controls the exchange rate?

When you understand this then you come back.

Bro, I am the biggest critic of Nigerian interest rates because it is extremely punitive, anathema to development and an albatross around the neck of Nigeria per access to cheap and subsidised funds needed to aggressively develop nations.

I am no banker but I know rudiments of project financing and marketing to unnderstand that Eko Atlantic has international appeal and attraction that will engage global money.

The palms in Dubai, for example, has a high percentage of investors and buyers from overseas including even many British football and sports stars like David Beckham, Roi Ferdinand etal.

A clever investor can spread bets. They can invest in Eko Atlantic as a long term project capable of biggest yield that also elevates their profile because it grants them invaluable visibility in a definitive project that will in future become a mini consultation bible of the most serious players in the high end property development market of Nigeria, Africa and the world.

Those investing in Eko Atlantic are not foolish. They are visionary and very ambitious.

Supporters of the presidential candidate of APC, Alhaji Bola Ahmed Tinubu, have always attributed everything they think is good about Lagos to him as his achievement and brainchild as though governors before and after him didn’t have a brain and thinking faculties of their own but were there to play the role as written in Tinubu’s scripts. One of those things is the Eko Atlantic City.

Now, the Eko Atlantic City was launched in 2009 during the administration of Babatunde Raji Fashola, 2 years after Tinubu left office. The groundbreaking was done by the then Vice President of Nigeria, Dr Goodluck Jonathan.

The idea for the city was said to have come from trying to stop erosion from the Atlantic Ocean to Victoria Island area which gave rise to intentional reclaiming of land from the ocean area to build a city that would be modeled in the style of the big cities of Dubai.

At completion, the City is projected to be home to about 250,000 people and provide about 400,000 jobs.

But 13 years after, why is Eko Atlantic City still empty?

I’ll tell you.

Because the project is an elitist project; meant for the super rich.

With an apartment in the city going for as high as $1.3million per annum, you can imagine how many low income and average Nigerians/Lagosians that can afford it.

Similarly, a plot of land in the city is said to sometimes cost as high as $250,000 to acquire. Again, what percentage of Lagosians/Nigerians can afford that?

So, you see, the cost of land and apartments in the city is why the city has remained largely empty, 13 years after launch.

This goes to put a huge question mark on Tinubu supporters who would usually count the Eko Atlantic City as one of the many legacies of Tinubu in Lagos.

First, can the project truly be said to be Tinubu’s project considering it was launched 2 years after he left office?

Second, if you answer yes that it’s his project, does it not show Tinubu as someone who would rather prioritize elitist projects over what would be beneficial to the entire Nigerian masses? Or can you point to a similar project that Tinubu midwifed that is for the low income and average income earners?

Why is Eko Atlantic City still empty after 13 years?

embezzlement
Means
theft or misappropriation of funds placed in one's trust or belonging to one's employer.

Will a project in lagos have more appeal that the country itself? They are telling you that we have less than 1 billion dollars of FDI as a country and you are talking about eko Atlantic?

The fact the exchange rate is controlled by CBN the number 1 turnoff for foreign investors.

So if you planned to spend 10 billion naira on a project at the current exchange rate, midway the cbn can choose to devalue. We know that change in price will affect both the time and scope of the project.

So why invest in a place with such uncertainty, than dubai or UK where you are sure of annual 8% returns?

So you dont know that the standard of living, security etc are all factors in choosing an investment destination?

Those that invested was the initial hype and most them are organisations funded by UN etc.

No serious Nigerian or foreign investor who has 1 million dollars to invest in real estate, will put it in Eko Atlantic.

Building and selling in Ajah will be more profitable than Eko atlantic.

First, every day you see Tinubu supporters disparaging Peter Obi and all of his achievements; dismissing them as worthless and not worth campaigning with, have you ever given them the kind of advise you just gave me?

Second, you just drew a comparison between the Eko Atlantic City project and the Palm Jumeriah of Dubai but failed to acknowledge that while Palm Jumeriah is a success, same cannot be said of Eko Atlantic City.

The Palm Jumeriah was started in 2001. By 2009, 70% of the City was already built up with about 500 dwellers. That was in a space of 8 years.

In 13 years, Eko Atlantic City has not done half of that and yet Tinubu supporters will never seize to reel the project out as one of Tinubu’s legacies in Lagos when it should actually be a thing of shame because it flopped and investors are trapped.

This is from wikipedia about palm jumeriah

After launching the project, it was revealed that the developer increased the number of residential units on the island (with a concomitant reduction in the amount of physical space between individual properties) from the originally announced 4,500 (comprising 2,000 villas purchased early in the expectation of greater separation between properties). This increase was attributed to the developer miscalculating the actual cost of construction and requiring the raising of additional capital, although they had never commented publicly on the matter. The New York Times reported in 2009 that many people had bought houses before they were built and are furious about the space available now and the way they seem to be living on top of each other

I wonder. Some insist on speaking in parables as if we are in church. I don't get the correlation of embezzlement of private funds with the Eko Atlantic project.

People have lost literally billions on Bit coin scams and ponzi schemes. They have to seek redress in Court or via using instruments of the law.

They cannot and should not go online demonizing privately-funded projects because of their own personal experience or convictions.
