In regards to the curtain wall you mentioned, firstly it's
the client's instructions and demands we followed in
bringing such a concept up.
Secondly, this type of structure with curtain wall can be
found in some certain estates on the Lagos Island for example,Park View Estate in Ikoyi, Pinnock Beach in Osapa London Lekki,Vintage Park in Ikate Lekki, Victory Park in Osapa London Lekki among others.
It's no doubt that the security situation in the country is pressing but there are different mechanism in handling curtain transparency, privacy and other things in regards to that....
We hope this is clearer and we hope it does makes sense.

(1) You must not pass through your living room or dinning before you enter your lobby to your bedrooms. I wouldn't want every guest to determine who I accommodate by mere visit neither will I enjoy to-and-fro transit of individuals when I eat in the dinning. That's just me please.

(2) When I am in your living room, I should only have access to the lobby leading to the bedrooms through a door in the ante-room (waiting room)........The only access I should have from your dinning to your lobby should be through your kitchen.

I see houses that have anteroom directly leading to living room and dinning and straight to lobby and bedrooms as archaic or 'old fashioned'. That's my opinion please, sorry if it offends you.

I think the first thing, you'd do since your land is ready! is Decide on the kind of house you want for yourself , then proceed to get a building plan, designed , then estimate & budget.

A 5 storey building you say, I would instantly demolish that cacas as instructed by the Engineer.

Good evening house.
Pls, I need a professional advice pertaining to a proposed building (5 storey structure) situated in the mainlands. We just mounted the ground floor columns( 37 in number). Unfortunately, the columns didn't pass the cube test results for 28 days, we got average of 16N/mm² for a grade 25 Concrete.

The Structural Engineer( Consultant) on the project insisted we should run an NDT to ascertain the integrity of the columns. The NDT test done were Ultrasonic and Schmidt hammer rebound tests.

The results for the 2 tests was satisfactory though it was done after the 28 days curing period.

To my surprise, the Consultant structural engineer gave an instruction that the columns should be demolished even when the NDT shows a satisfactory result.

As a contractor, I need advice on what else can be done to be able to further prove my points about the integrity of the Columns as demolition is not the right thing to do at the moment.

Thanks as I welcome a very professional opinion on this matter.

How much should i budget for a very standard 3 bed with all rooms ensuite in an estate owned land.
Fencing would be the short estate accepted fence.
The total amount it's going to cost me to set up the structure until it's 90 percent complete

Kindly show me sample of your mould in which you placed your sample and how was it cured?

Next time make sure your mould is fully tighten and immerse cube completely in clean water..

Remember to Always run trial mix with supplied material to site and always prevent this caster to determine your mix ratio,

1:2:4 on site will never achieve grade 25 on site unless under strictly control condition in the laboratory..

On the issue of ultrasonic and rebound test , if the team are registered with lagos state materials, then engage a structural Engineer to verify the chart used for the conversion of both data and ask him to write your Consultant to carry out NDT independently on their own remember you will pay the fee to confirm what your own previous team carried out,..pending on this..

Remember he may not allow retrofitting options because project is too young to start retrofitting you may need to count your lost and redo this column as they fall short of the required grade stated.

I think it all depends on the zoning of the spaces and how the owner prefers to access each space in his house.

all that processes are irrelevant, they tried to cut corners that was the result of the low grade concrete in the first place. For the Engineer to recommend the columns be demolished there are significant datas he has put together to arrive at that conclusion, remember the building is going 5 floors this is not some random 4bedroom duplex. So they better respect themselves and do the needful.

"90 percent completion" in the sense of foundation to roofing or foundation to turn-key?
