Yield and Cash flow is what I go for. My principle is that if my house increase in value, it's still unrealized gain until you sell, let's say you sell then you either look for the next deal or you chop the money and go broke. Also you have to pay taxes on the profit you make from selling. Also one wrong deal can wreck you quicker.

So I just look for what will give me some extra after paying the mortgage and other costs. If I am able to make more maybe through airbnb, I plough into paying down the principal

My goal is to retire by say 50 and live in rental income mainly or work part time to keep insurance

The only property I intend to sell in the next 5yrs is one that was built in the 70s because it's getting too old it's starting to have plenty plumbing and issues related to age. I intend to sell and use the money to get a newer build
Why you want to live in a rental?

Unlike before, I'm starting to see it. I have 15, 1k new notes with me at the moment. The notes are also not crisp so it's not ike the CBN just released it.
Let's say 1m people have 15k, does that mean 15m was released for us to spend

Maybe enough of those new notes were not printed , but don’t for one second think people didn’t hoard the ones realeased into the economy .

Those new banks were loading ATM’s daily and also giving new notes on the counter daily . It’s the same set of customers that turn up daily and kept collecting new notes . The old banks in the upcountry were also giving out new notes.

The plan from the onset was not for the new notes to be much in circulation like the old notes.

Abeg they should ensure that our next CBN governor has an Economics degree so that people can drink water and drop cup.
Whether he study economics or Yoruba education , there’s more to being a good CBN governor other than course of study for first degree .

In theory, reducing cash in circulation will hinder cash based crimes, in particular kidnapping. It will also allow for our tax chasing govt to flag different business transactions done outside of commercial processes.

Perhaps that was the original motive behind the move , but they tainted it with politics and all the positives went to dust .

Yes now. The plan was to stop kidnappers getting ransom simply cos they know people have millions stashed at home somewhere .

The bank of agriculture MD was kidnapped in the kaduna train attack and within days his family raised 100m cash and he was released . Do u know what 100m cash is in the hands of those terrorists? If the trend continues , those terrorists will buy anti-aircraft guns and start being aircrafts down if u don’t pay them for safe passage .

It was Buhari and Emefiele tainting the whole thing with talks of stopping politicians from vote buying that made the politicians and bankers join hands frustrate the whole thing.

Now we are back to square one .

Bus operators in Sudan are facing accusations of exploitation after charging people skyrocketing fares to escape the country's fighting ⤵️

Juxtapose with the situation Nigerians found themselves in some days ago and cut the authorities some slack

it is better to leave them in a war zone until we are able to beat the cost down to standard tfare. say no to exploitation. stand your ground with bullets and mortars flying around , starvation, open air defecation, and janjaw eed militia adjusting their crotches, closing ceasfire window and exit of un convoy

Just yesterday I was stranded in Abuja I had to pay above the normal price to get to my destination and I have done this the last time I was in Lagos and was lost, cost doesn't matter to me in desperate times as a matter of principle.

People joke about it how Nigerians shapeshift to whatever situation the government throws at them.

Look play whatever politics you want to play but what will not be tolerated is any attempt to say government is doing right by Nigerians.

no cost is too high when you are commited to evacuating your people from a live war zone.

you need to google what has been going on. egypt is the prime destination, and they have been cashing out.

5500 nigerians were trying to get out
4000 brits
3000 indians

everyone is in a convoy to be airlifted out of egypt

i honestly though no nigerian would make it out in the chaos - seeing as we are dragging with oyibos and arabs for escape
