As the year comes to an end, I think its important to do a year end review of your finances, to identify startegies that helped you grow your savings and investment

For me I started exploring REITs this year and my savings grew significantly, also bought a land this year, dabbled with stocks, Mutal funds, fixed deposit, and hight yield saving aacct.

So far I have done close to 10m in savings and investment, although I ended up spending more than I planned in Dec almost 650k

I made 31million naira this year alone.

And I invested most of it on land,shops and my parents house.

How much did one invest and not savings.

Imagine if you have #100,000 in your account in January this year,by now the value would have dropped to #30,000.

Yes,there is devaluation of naira but not to this level now.

Yes, I use risevest for REITs and ARMOne app for stocks trading and Mutual Funds

Also my fixed deposits aren't doing so bad, Vbank gives about for 16% pa.

Credpal does over 24% per annum.

So even when the exchange rate goes up you'd still have a decent earning.

Better than putting your funds in a regular savings account.

Any investment that can give you as much as 20% per annum is relatively better than land banking or buying properties.

Stay away from lands, or building houses if your in your last 20s and 30s.

Put your money into an investment and let it compound for a 5- 10 years horizon you will have enough money to buy a house.

Avoid land banking it's a money trap!

That land or property value can only increase by 5% annually maybe less.

Credpal have been around for about 5-6years now, they've morphed into a robust financial platform.

Their rates is very competitive and so far I've not had any issue with them in terms of payments and returns.

You can access loans, invest and request for credit cards on the app.

Still using them up till now 2025

The land I bought during covid for 4.9million...I sold it 16.5m last year.

The land I bought two years ago for 9.5million paid agency 5% and today the land is worth 30million.

I bought a shop for 1million after Covid 19 today,the shop is selling for 13million but I refused to sell.

U see land,buy strategically and avoid buying for long term purpose. Buy and sell between 1 to 2years if possible.

I think what he his trying to say is that any investment that can give a return of atleast 20% per annum should be invested into be it land, bond, stock or agro-commodity rather that dipping hands in a house you will build for years struggling.

I like the idea of positioning strategically and identifying investment opportunities, particularly those you have highlighted, as they seem quite promising, although I recognize that they may not be readily available to all investors.

It is also worth noting that while some real estate companies currently offer land at seemingly attractive prices, the potential for significant value appreciation within a five-year timeframe may be limited. Consequently, the mass market might gravitate towards these options, as evidenced in areas like Epe, Ikorodu and its surroundings, rather than pursuing more potentially lucrative investment avenues.

Exactly.
Do you know most banks and financial institutions would rather lease properties that buy them outrightly?

I agree that there are some crazy returns you can do on a properties, but they aren't accessible to everyone.

I bought MTN, Transport GTB and FTN Cocoa, but I haven't made any significant returns yet.

Do you buy and hold for a year, then sell when price increases or you generally trade short term and sell when price increases?
