The senator representing Delta North, Ned Nwoko, has initiated a Bill, titled: One-Month Rent Limitation and Landlord Registry Act, to make it easy for tenants to pay their rents monthly instead of the current one-year, two or three-year practice, if passed into law.

The senator said the proposed law would foster a cordial relationship between the landlord and the tenant.

Nwoko is expected to present the proposed Bill before his colleagues when the Senate resumes plenary on January 30.

Commenting on the essence of the proposed Bill while addressing reporters yesterday in Abuja, Nwoko said: “There is the need for us to understand the issues at stake here. Rent control is for both the rich and the poor. There are houses/flats of different classifications all over the country.

The issue here is that it is unfair on tenants to be asked to look for such huge amounts for advance payment of rents of one year or two years.

It is not done in any civilised nation. Where does the money come from? (Would it come from begging, lying, stealing, killing, deceiving, etc?) What is needed is a rent control body to effectively monitor and implement the law in every local government and in every state.

“Every tenancy agreement must be in a written form and a copy must be filed by the landlord and the tenant at the rent control agency.

“This must be done two weeks before the commencement of the tenancy; otherwise, there will be a fine of 10 per cent of the total rent sum.

“The low cost housing has nothing to do with rent control. They are houses built by any of the tiers of government for the low income earners or for the vulnerable in the society, including the disabled, among others. They are not houses where a rent is paid. They are simply built for the masses in the categories mentioned earlier.

“It is almost impossible for any government to build enough low cost houses for those in need unless they partner some housing associations or some other voluntary agencies.

“But the best way forward is for people to earn well and the banks to give mortgages at an affordable rate of no more than three per ent.”

“This way, people will become house owners over a period of time. These are long-term plans and solutions.”

Even the tenants he thinks he is fighting for - he is really not helping them... when u have to pay for a yr
, u plan yourself well ,pay and forget about rent pressure. If u don't have u borrow or u negotiate with landlord to pay 6 months or some months... rather than cause a monthly chaos

Make we no follow developed nations enter road o. That monthly payment will have it's disadvantages when the landlord decides to evict you one month after you have packed in because he doesn't like your doings grin

Be prepared to start paying rent like people in UK.
An equivalent year rent currently would triple as landlords will factor in time value of money. Again rent termination notice period would become 2 weeks instead of 6 months. Thereafter, landlord will rent to new tenants at higher amount.
No free lunch in Freetown.

Moreover, when is the senate enacting a bill to reduce their constituency allowances?

Don't mind the idiot, it's ok we are going to charge what's been charged abroad since you want us to collect rent monthly. A single room in the UK with shared toilets and kitchen is £500 pounds per month, that's N875,000 per month, so landlords will now charge for a month.

3 bedroom flat in the US goes for $2500 per month, that will be N3,600,000 per month

See all the angry landlords above me complaining. Anyways whether you people like it or not, it's a welcome development and it's here to stay.

Since you people refused to do it yourselves quarterly when you had the chance, let the govt do it for you monthly to save the masses from your extortions. It's too much. haba! And on top of that you people are increasing rent like no man business. I pray they look into that as well.

You lie!!!! No such thing will happen! In fact that is the next thing the govt will tackle. Issue of high cost of rent not commensurate to value of house.

Story. Like they used to give enough time for quit notice before. Good enough the govt has remembered them now and everything will be duly regulated. No more infringement of tenants rights and any new tenants coming in must not pay exorbitant and unnecessary fees.

Most nigerians have no sense. One landlord in my area tried to collect rent monthly but nobody agreed because if they do then the landlord can give them one months quit notice. Most lawmakers are just stupid.

I do not agree to this. Landlords find it easier to plan income use when the rent comes in bulk like that. Tenants also have time to hustle to meet up with yearly rent; after which they can ease up on the gas.

On the other hand, every tenant will confirm the value of their hustle. If you're under pressure to meet up with your monthly rent, then, you need a better hustle.

After building with up to 20M, you expect a developer to collect 50K per month, when it's not s shortlet apartment?

Ahh this one wan spoil my business oo. Tenant wey no fit pay yearly hmm go fit pay monthly. Plus the money will be to small and useless to do anything with. I will simply increase rent so monthly pay will make sense o. I wont use 30mill to build 4 flats and not reap the benefits
