Don't mind the idiot, it's ok we are going to charge what's been charged abroad since you want us to collect rent monthly. A single room in the UK with shared toilets and kitchen is £500 pounds per month, that's N875,000 per month, so landlords will now charge for a month.

3 bedroom flat in the US goes for $2500 per month, that will be N3,600,000 per month

Common sense really isn’t common. Chaii

How is a good development, is he going to finance the buildings for the landlords?
It is a good development... collecting monthly or yearly still boils down to same amount only that it's more easier for tenant to pay and up to the landlord to save.
Re: Senator Nwoko Initiates Bill On Monthly Payment Of Rent by lawani: 9:02pm On Jan 27
It is not when you pay that matters but how much you pay. Rent should be regulated by government and land should have no value.
Re: Senator Nwoko Initiates Bill On Monthly Payment Of Rent by abobote: 9:03pm On Jan 27
Uncalled for, landlords and tenants will be fighting everyday.
In a country where monthly salary is delayed at the end of the month, this is not, this can not work
Re: Senator Nwoko Initiates Bill On Monthly Payment Of Rent by Onuh2020(m): 9:03pm On Jan 27
Thank Senator Ned. This will reduce crooked and corruption especially among civil servants. Government should partner with developers to build decent building all around Nigeria to be paid for in 20 to 30 years.
Monthly rental is the way to go

What are the advantages and disadvantages of this bill if it eventually becomes a law? He has to state it side by side so the masses (via their representatives in NA)can weigh their options and make informed decision.

Wrong move...

Landlord would rather charge 30k per month instead of 12k then

What is foolish about his suggestion pls. Most time you all hail UK. However, struggle to implement what exist there.

It's not about copying their system back to back..

Their monthly rent works there because they have excellent working conditions..their workers are not owed like most wicked employers in Nigeria..

So imagine employees that are being owed..how will dey cope..

No body is complaining about yearly rents..
There are other problems on ground.

If they have to enact any policy..let it be targeted at the cost of rent

This is not good. It will push up monthly rent payments. It will create another chaos. Landlords will prefer private agreements with tenants willing to pay 1year rent and exercise of prejudice against a month rent seeker.

Please explain how it will push up rent. Mind you even with yearly payment of house rent in Nigerian it's still been calculated monthly for you. Only that landlords needs it in bulk.

It will be easier for Landlord to increase his rent after every 3months. Trust me we are Nigerians we get mad for head...na tenant no go pay again.. tenant no go fill own tenant for 2months before Dem go evict am like BBN housemates 🤣🤣🤣

Businesses, which is what landlords are, should be able and free to determine on their own, what sort of contract benefits them and their clients. Of course having a formal agreement makes sense but the type of contract should not be stipulated by Government at all. undecided

You are confused, a young graduate can start a process of disengaging from the parents with a meagre budget. Others include:

1. Flexibility: Allows for easy relocation or changes in living arrangements.
2. Affordability: Smaller, manageable rent payments improve financial planning.
3. Protection: Gives tenants the option to move out if living conditions are unacceptable.
4. Negotiation power: Shorter terms enable rent renegotiation and potential savings.
5. Easier financial planning: Consistent payment schedule aids budgeting.

Overall, monthly tenancy provides flexibility, affordability, protection, negotiation power, and easier financial planning for individuals from the poor and middle class.

Even the tenants he thinks he is fighting for - he is really not helping them... when u have to pay for a yr
, u plan yourself well ,pay and forget about rent pressure. If u don't have u borrow or u negotiate with landlord to pay 6 months or some months... rather than cause a monthly chaos

Phahahahahahahahahahahahaha

Thank you sir

When you pay 1 year, it lets you plan for other things and save money for the next payment.

This monthly pay isn't viable.

I will triple (if not in multiple of ten) the capital paid for rent over twelve months.

Buying and selling fruits and vegetables with such capital will generate money for building your own house in five years.

It is not a good development. House rent will be more expensive. This is a wrong time to do anything like this.

Lol. Tenants can go to hell right?

Even in a free market they'll always be some degree of government control, both landlords and tenants out to be put in check.

What this may portend is tenant can be evicted instantly if they fail to meet their monthly obligation (rent)

As a landlord currently paying rent in another state I'm 100% in support of this law

This man wants Nigerians to end up in the streets. Landlord will increase rent
Re: Senator Nwoko Initiates Bill On Monthly Payment Of Rent by RALPHOW(m): 9:22pm On Jan 27
Good Idea, but it will be difficult to stop the landlords from increasing rent and it may discourage investors in the sector.
It's dangerous because we currently needs more investors on house in Nigeria, especially urban areas.

It's a bad bill. Rent will jump crazily high. The landlords can be so greedy.

Rather, abolish the payment of agreement and commission fee. Caution fee should be well regulated.
