Unfortunately, their hands are tied. Without this, dollar may have gotten to N2,000 naira now.

But is it sustainable? I dont trust naija govt o. Tomorrow now govt will say they will use Bonds and pay salary. Or pay back foreign loans. Like Fashola suggested they borrow from Pension Funds to repair roads grin

looks impressive until you realise MPR is 24.75% while inflation was 33% in April.

Real rate of return is significantly negative and may never be positive till the maturity of those bonds. Nigeria has had inflation above 18% since mid 2022 and it has progressively risen since then.

If you invested in those bonds with the mindset of buying an asset in Nigeria, based on the inflation data , you are likely to be out of pocket when the bonds mature two- three years later.

The high rate could tickle foreign investors though, as inflation in Nigeria does not affect them. For them the main fear is the FX rate which this administration has not demonstrated an ability to manage.

I'm also hoping the DMO come up with those 15-25 year bonds at current rates so I can lock in. Over the course of 25 years, my ROR is guaranteed to beat inflation

It is a good buy for someone who is risk-averse. And as you have mentioned , the uncertainty in the economy, there are not many investments that can give you that return without sizeable risk in the current nigeria.

Imagine dollar to naira as at Friday was 1300, it’s 1,428 today and it’s been going upward since last week yet federal govt has been running after bureau de change… grin since April. Like they figured it out.

No government will give you 18% pa bond for 25 years. You need to adjust your forecast


At the end of 2-3 years, the new subscription will have new rates that reflect what the government thinks will be the prevailing rates for the next 3 years.

The current rates are set high to be able to compete for funds in the current high-inflation economy

Nooo, I never discouraged anyone from buying dollar. On the contrary, I have always encouraged people to buy. I was only asking the general who was talking about profit to discount for inflation.

The average ROR on that 3 year bond is 24%. It's one of the best anyone is going to get as far as "risk free" investing goes.

I remember how the low rates witnessed that period pushed me into real estate. A decision I now regret.

I'm now fully anti real estate.

The bolded is very true. Over priced plots of land in Lagos. Infact,they are already selling the future value as current prices.. anyone with dollars should totally avoid buying land. That dollar won't appreciate if you do your conversions.

There's one selling land at the outskirts of Ibadan. That place won't develop in the next 10 years.. what's the point. ? Unless you are buying for your children still in primary school.

Selling 25 million/plot in a dead zone. Most of the land are been sold @ future value prices..
Buying land @ Epe.. what if the child is not even interested in anything Epe when he/she grows up.

I remember my dad saying he cant buy land in Gemade estate thats inside Gowon Estate in the 90's even though it was a give away price of less than 200k his reason was that it was too far from civilization and the place was close to a canal and a dumpsite at the time. Today, there is no more land in Gemade estate, anybody that wants to sell property there will start from 100m. There are still lands in Epe for less than 1m today why will u go and buy the one of 10m? So if u buy well, u will definitely have good returns on land. Thats for sure, its not even up for debate.

Picked a rider from Charlie Boy, Gbagada, going to VI @N4,900, 26 mins drive.
Just to leave that spot, I drove not up to 100m and confirmed to her that this destination is in VI... Omoh, she said no oooh. That it's Ilupeju she's going. Omoh, inside my mind, I was like WTF! This is my first trip nah.
And she was so specific with the address street name in VI ooh.
She suggested canceling and re-order, I told her if we cancel or not, indrive already removed their commission from my account the very moment I 'picked' her order and she accepted.
She asked how much, told her they removed 850 for that trip already, she then re-order and it showed 1.7k on the app. Omoh, I vex say which kind mumu thing be this on my 1st trip.
I just take am like that and took her to Ilupeju and she paid 2.6k. I just accepted my fate like that.

What are u saying. Entry level bankers recieved about 80k in 1998. Graduate trainees in oil coys such as mobil and Shell were paying about 350k that time. Civil servants recieved about 50-60k grade level 8. So 180k for a full plot inside Gowon Estate was giveaway. That time land in ayobo was around 100k-120k
U guys just argue for the sake of it, without having the right information. Indomie generation will be arguing with agbalagba.
As for if there is still land for less than 1m in Epe, u r still displaying ignorance for something that is happening in ur adult life time. If u have 1m and u want a land in epe reach out to me.
