Good day everyone,

I am creating this thread to document the progress of my building project. I am currently building a 3 bedroom bungalow with a room and parlour, including a security house.

I AM VERY OPEN TO CORRECTIONS AND SUGGESTIONS CAUSE AM A NOVICE.

From time to time, i will be updating this page on what i have spent so far and the pics of the job as we make progress. The weather has not been too friendly and this has delayed the job. Work may not go on on some days cause of rain.

I am not physically present, my very good friend who has been an engineer is handling the project somewhere in Delta State.

Kindly comment or share advice if any.

House Project expenses as 02/07/2024.

1, Land - 4,500,000.

2, Agent fee - 150,000.

3, Deed - 15,000.

6, Survey with approval - 200,000.

4, Plan with approval - 250,000.

5, Tank - 214,000.

6, Community fee - 150,000.

7, Local Govt Council fee - 160,000.

8, Land Clearing - 80,000.

9, Road filling sand 3 trips - 150,000.

House Stage to roofing

1, Cement @7700 each

i, 15 bags for foundation - 115,500.
ii, 7 bags for chain round - 53,900.
iii, 20 linters beams and pillars - 154,000.
iv. 50 bags of setting of block to roofing - 385,000.
v. 17 for German floor - 130,000.
vi, 20 bags for German floor - 154,000.
vii, 140 bags for 5000 blocks - 1,078,000.



2, Granite,
i, 2 Trips of 3by4 Granite for Foundation and Lintel - 340,000.
ii, 2 Trips of half inch for parapet and German floor - 340,000.

i, 5 Trips of sand for block setting - 325,000.
ii, 14 trips of sand for moulding - 910,000.


4, Block Packing from floor to create space - 130,000.

5, water for Moulding - 30,000.

6, water estimate for building and casting - 50,000.

7, Rods
100 12mm rods @9500 each - 950,000
40 10mm rods @8300 each - 332,000
30 30mm rods @6500 each - 195,000


8, Boards
70 Boards @2700 - 189,000.
5 2by2 @900 - 4,500.

9,Nails for carpenter - 20,000.

10, Labourers.
i Block Moulding - 224,000
ii, House to roof, all expense labour with Engineer fee - 1,500,000.
iii, Carpenter fee to roofing - 450,000


11, Wheel barrow, Pan and Shovel - 110,000.


This fee will be updated as expenses arises.

It has not been easy, so much tension lately.

Foundation was done yesterday and casting was done today.

Sadly, my town seems to very very expensive when it comes to land. Due to the fact I started this project, the one close to me is been fixed for 5m as at yesterday.

Forming.

Still on the foundation. The filling of this project is giving me concern already. Can't even even estimate the amount it will cost.

Work still on going, weather has been slowing the job. Filling successfully completed.

Well, it's going slowly for now due to rain and bad weather. Still very tensed about this project. Pls spot any error or advice if see any from the images.

the suck away, no pillars or beams in it. Just know it will collapse in few years to come.

One more thing is you have the resources it's important you chain the building together at the lentil stage

The foundation was chained, the lentil will be chained too. My concerns now is just the suck away. Though the top will be casted with rods and cement. Is there anyway to make it stronger or correct the error?

I've been very busy with work and other things latelly. Work in progress though.

The estimates given are not going as planned as prices seems to change rapidly.

My plan is to roof and pause for a while.

Hi, we don't really use lawyer in my place and I didn't use one as well. The community registration of the land is more important than lawyer here. Community knows who owns what and where aftwr duly registered. I will use lawyer soon though. The plan and survey has been registered with govt and I have the documents fully stamped.
