Nairalanders, Legal Practitioners... Please help me with advise.

I reside with my family in Lagos State and my rent expired in October, 2024.
I dont normally default but due to inflation and circumstances beyond my control, I did. I tried to plead with my Landlord and in December I sent him N450, 000 out of N750, 000 to balance the rest
later.

A week later, he refunded the N450, 000 despite my pleadings. I asked him what was the way forward and he said he would let me know.
I came back from work today and my wife told me the Landlord came looking for handed me a letter from him and in it, he issued me a 3 months quit notice. It is actually a 2 months and a few few weeks quit notice, counting from today till eviction date.
I have also been asked to pay 6 months rent on/before expiration of quit notice.

Also, the letter is backdated to about 3 weeks ago. So this means the letter had already been written and was only handed to me today. Or, it was written today and backdated.
Note, I didn't travel during the Festive period, so it's not that I was unavailable to receive the letter.

Please, is it legal to give me a 2½ months quit notice for a yearly paying tenant in Lagos State? I have no issues paying the six months arrears rent, as I have no plans to live in another man's house for free. But is it legal to give me less than 3 months notice and how can I go about this as I need 6 months notice.

This will likely imply I pay for the year and i don't mind that, eventually. But my money was refunded and now I'm being mandated to pay it again alongside the very short notice.

Please advise me. I am a family man with a little kid and want to go about this the best, possible way.

You should be given 6 months in the least…

Since the property is in Lagos, I advise you visit any of the branches of the ‘Public Defender’. They will tend to your plight and also summon your landlord and furnish him with the provisions of the land.

That's how Lagos landlords are doing. Just know that he wants to collect another agreement and commission from someone else because that's where they got money. Very wicked set of people .

It's very wicked, truly. If he was going to eventually collect 6 months, why did he make a refund of the over 6 months I paid for initially and then asking for it again in a matter of few weeks?

I have a family to cater for and doing such a move is not so nice. There are bills to pay at every turn and if he had just collected it then, I would have known that chapter is a little closed.
